The Villa occupies a privileged 2000 qm large, walled and fenced compound on the upper slopes of
Mount Montgo on Calle Auriga 21 just next to the nature reserve. The house obliquely to the left,
just one lot higher up the mountain is separated from our property by an almost 4 m high white
wall. Hence your privavcy is guaranteed. Most areas of house and garden cannot be seen from the
road or the neigbouring lots and houses. The villa is just a few minutes drive to the old city
centre, the "La Sella" golf links with the Mariott Resort, and the many fabulous beaches. A
panoramic view glides over a wide valley with orange and almond plantations and to the high
mountains of the hinterland.

The Villa is equipped with all modern Ameneties e.g.. washing machine, dishwasher, microwave,
electric grill, oven and cooker, fridge/freezer combo, ceiling ventilators, fireplace with heat
ventilator, sat TV, DVD player, two small stereo systems with CD player, airconditioning in all
bedrooms as well as living and dining areas (cooling and heating), electric space heaters and
fixed position gas heating for the ground floor

Travel connections: The ferry to Ibiza and Mallorca leaves from Denia, 10km near, the next
highway exit is 7 km, next railway station: 2 km, airports in Alicante and Valencia 100km,
Supermarkt and Restaurants 1 km. A car or motorbike is recommended to get around. Local rental
companies with offices in Alicante and Valencia airports are plenty and offer attractive rates.

Handicapped Access : The villa lies 50 m above Calle Auriga to which it is connected by a steep
driveway. This driveway can be negotiated by normal cars and station wagons. Low lying sports
cars may have difficulties and should be parked along Calle Auriga. It is difficult for non-
electric wheelchairs to navigate the driveway. Assistance is recommended. Inside the villa no
special preparations have been taken for physically handicapped visitors or blind persons.
However the ground floor can be navigated with wheelchairs.

Smokers and Pets : Please provide details on pets and ask before you book. Smoking is restricted
to outdoor areas

Phone and Internet: The villa has a very good signal from all Spanish mobile phone providers
using the GSM system and offering wireless Internet access. The house itself has no fixed line
phone and no wired broadband access. Please bring your laptop and roaming enabled and SIM
equipped datacard. Prepaid data SIM can be bought at attractive terms e.g. from the local store
of mobile phone provider

Local Management and repair services as well as bedlinen and towels as well as cleaning services
are made available at the quoted prices by a local English speaking villa manageress. Maid
service available on request and at cost.

Garden and Pool

The 10 x 5 m pool is fully tiled and has a deep end on one side end and a shallow one (near the
steps) at the other. It is bordered on one side by the pool terrace and a rock garden and the
other by lawn and flowering bushes as well as the pool house with built in stone bench.

Rather unusual for the area which in the past suffered from water shortages (since the
desalination plant came in stream this is a thing of the past) is the lush vegetation of the
garden, with a substantial lawn area (rare in Javea), grown palms, many flowering bushes, trees
and plants. The garden is therefore very suitable for play and a very welcome oasis for
daydreaming under the shade of trees or gently swaying palms.

The living room has access to the rear of the house via the lobby area and through doors to the
terrace and garden as well as the patio and barbecue grill. It is connected by an archway to the
dining area. In the living area you find a TV set and satellite receiver (digital free to air
channels only), a DVD player and a small stereo system. Living and dining area can in winter be
heated by the fireplace as well as gas heating. The living area as a ceiling ventilator as well
as airconditioning. The living room also has a computer corner with computer desk.

The main bedroom area ist on the 1st floor and can be locked against the rest of the house. The
stairway leads down to the living room. Upon reaching the first floor, there is a small lobby
area behind the door, a walk in closet and the master bathroom. A door from the master bathroom
leads to a sun terrace / balcony

The bed is an oversized kingsized bed with a hard mattress

The master bedroom can be airconditioned (heated and cooled) by a split cycle aircon . Three
windows with a view towards the valley with its orange and almond plantation and the mountains in
the distance makes this a bright and lively room

There are two guest bedrooms on the ground fllor. The larger one has direct access to the covered
terrace, the garden and the pool. It has a normal sized queen sized bed.

The smaller bedroom has mountain view and a smaller queen sized bed which is more suitable for 2
small children than for 2 adults.

Both bedrooms have ceiling fans and in the cold period can be heated with electric heaters or the
aircon. Both rooms share the same corridor and a bathroom located next to the smaller bedroom

he master bathroom is part of the 1st floor. It has a double washbasin, a corner bathtub and a
hand shower. Also a bidet and a toilet. From the bathroom a door leads to the 4 sqm large balcony

The second bathroom is on the ground floor. It has a double washbasin, a bathtub with a shower
glass separation and a toilet

The villa has a halfround covered terrace ("naya") with access to one of the bedrooms, the 9 sqm
patio with grill, the dining area and the living room and is thus a natural extension of the
house. A staircase leads down to the garden and pool. The terrace is a wonderful place from which
to enjoy the views, the sunsets, have a meal or chat over a glass of Spanish wine. We offer a
round wooden table with 4 chairs, a sofa with two easy chairs and matching table, two large easy
chairs with tiled stone table and a dining tavble to sit six persons.



Villa Punta Alta is located on one of the highest positions on the slopes of Mount Montgo and
therefore has a very beautiful and panoramic view across the valley with its orange- and almond
plantations and towards the mountains of the hinterland. There is a rarely travelled road in
front of the villa and beyond that a row of villas that are many metres below the level of Villa
Punta Alta. The property behind Villa Punta Alta is separated by an almost 4 metre high
whitepainted wall. The property border to the left and right is formed by hedges and a wall. Most
of the garden and pool therefore enjoys perfect privacy and the views are largely uninterrupted
to the east, south and west while the mountain shields the house from the cold northerly winds

The coastal town of Javea on the northern Costa Blanca is one of Spains most prominent and
popular seaside resorts. Many beaches, romantic coves, an intact environment, no highrise
buildings and a welcoming population make Javea unique.

From the San Antonio cape to Granadella cove, Jávea is a perfect example of the varied coastline
along the Costa Blanca. Jávea-Xàbia’s coast covers a length of 25 km with splendid, perfectly
sheer cliffs and quiet waters in which to enjoy the Mediterranean Sea.Sailing, diving or simply
swimming can be unique experiences here.

To the north, the coast offers the chance to delve into the depths of the San Antonio cape marine
nature reserve. Boats are available for hire at the port, and the schools it houses provide
sailing classes. In summer it's possible to sail a boat down the coast as far as Dénia.

The rocky coast with crystal clear waters to the south of the port is perfect for diving whilst
the long beach of fine sand further south is ideal for sunbathing and has summer facilities
offering windsurfs or paddle boats for rent. The coast is even more beautiful and unspoilt
between San Martín and La Nao capes and between the islands of Portichol and Descubridor where
the seabed is ideal for diving. This coastline ends with the golden sands and clear waters of the
attractive Granadella cove so popular amongst beach-goers.

Two diving clubs, a golf course and plenty of accommodation, bars and restaurants and leisure
activities all combine to enhance this highly appreciated tourist resort.

There are several caves in the cliffs at sea level, most noteworthy being Cova Tallada, Cova dels
Coloms and Cova dels Orguens.

The quiet waters are ideal for fishing, both in the rocky areas and in the coves and on the
breakwater of the port. Fishing enthusiasts traditionally use special places for their fishing,
which they call “pesquera.” These are sometimes situated in the most unlikely locations, even on
occasion hanging from the cliffs themselves, when long ladders and ropes are used to descend the
cliffs to reach them.

Playa del arenal (Arenal Beach)

Situated in the middle of the bay, this is the best-known beach and the one most visited by
tourists. It is the only sandy beach, as the others are composed of rocks or gravel. At its
Northern end there was a large Roman settlement, the site today of the Parador Nacional “Costa
Blanca.” The beach has sun-shades, sun-beds, pedal-boat and boat hire. It is ideal for walks,
shopping or having lunch by the sea.

Cala Blanca (White Cove)

Heading for Cabo de la Nao, after passing the second Montañar, we find Cala Blanca, also known as
La Caleta. The cove has many corners which combine rock and gravel. A good place for excursions
and fishing and to visit Cap Prim.

Cala de La Barraca (Cabin Cove)

A quiet cove, especially popular with fishermen and the locals. From the cove you can see
Portitxol Island (private property), unspoilt and intact, covered with vegetation.

Cala de La Granadella

Reached via the continuation of the road to Cabo de la Nao. It is one of Jávea’s most notable
coves, as it is one of the most beautiful in the Marina Alta region. The cove combines a maritime
setting with abundant pine groves. It is a favourite place to practice underwater fishing. The
XVIII-Century Granadella Castle is near the cove.

Cala del Pope (Priest’s Cove)

A small cove in the area of the Port or Sea Customs. Also known as Playa del Tango. Gravel beach.
Called Priest’s Cove for an Orthodox priest (1898-1965) who visited it regularly. Very near here,
toward Cabo San Antonio, is the Cala “Dels Enamorats” (Lovers’ Cove).

Cala Ambolo

Located toward Cabo de la Nao. Only nudist beach. The island Isla del Descubridor can be seen
from the cove.

Playa de la Grava (Gravel Beach)

This is the beach of the Port of Jávea, composed of round stones. Its name comes because it was
originally composed of gravel, but the action of the sea has changed it completely. This is a
beach practially within the city, next to restaurants and shops


A long stone beach running along the bay, in summer it has beach restaurants and terrace bars.



The villa is let on a weekly basis from Saturday to Saturday. Exceptions may be possible in the low season and long term rental is possible from approx Oct until April every year. After sending your requirements I shall send you a prefilled rental proposals. You may sign this and return it by e-mail attachment or fax. I will then confirm your booking and you may make your 20 % deposit. This booking deposit has to arrive in our accounts within one week after booking and the final payment plus a repayable security deposit of approx. 300 Euros is payable not later than 8 weeks = 60 days before your arrival date. After each payment you will receive a receipt by e-mail and after the final payment we send a driving and villa instruction by e-mail attachment. This will contains information about the procedure when you arrive, the checkin by the villa manager, key handover procedures, phone numbers etc. We have USD accounts in Florida, hence all amounts expressed in Euros maybe converted at the USD/EUR rate at the time of booking. We do not make any adjustment to that rate after your inital booking and deposit.
