Domaine du Pémontier is situated in a tranquil area of outstanding
natural beauty. Located between Bergerac and Issigeac, Pémontier
provides a comfortable base to relax and recharge your batteries, yet
is within easy reach of many major attractions of the Dordogne

The Domaine comprises two individual and charming stone residences
which provide guests with stylish and elegant adults-only
accommodation. La Vieille Grange and Le Pigeonnier both feature
original stonework walls and exposed wooden beams, blending the charm
of yesterday with the amenities of today.

Whether world travellers, love birds or just plain lovers of France,
everyone will discover live-at-home comfort as soon as they step
through the door at Pémontier.

There are many barn conversions in the Dordogne, but few are equal to
this one in terms of quality and attention to detail. La Vieille
Grange provides spacious accommodation in which up to 8 adults can
base themselves and take in the wonderful history and landscape of
the Dordogne.

The Grange comprises 4 bedrooms (1 'king suite' 1 double room, and 2
x twin rooms), 3 full bathrooms and a 'powder room'.

Furnished in keeping with the spirit of the building, the massive
living room is fitted with leather sofas set around a large wood-
burning stove. The raised dining area contains a large dining table
which can seat 8 adults comfortably. French doors lead to a huge
terrace with a private BBQ and al fresco dining facilities
overlooking St Cernin de Labarde.

Le Pigeonnier sleeps up to 4 adults and is perfect as a secluded,
honeymoon destination, a romantic getaway or simply a relaxing
holiday for those who just want to escape life's hectic pace and
relax in beautiful surroundings.

The accommodation is spacious, offering a very large living area, a
stunning new bathroom, main bedroom (which can be configured with
either twin or queen beds) with direct access to rear garden, large
kitchen/dining area, and a loft bedroom with double bed.

Guests can enjoy more comfort pool-side - the large 13m x 6m shared
pool overlooks St Cernin de Labarde, and a few laps within it is an
ideal way to relax and unwind. Or why not enjoy some local wine while
planning the sightseeing for the next day?

The residences are set within the same 5-acre grounds as the
Aussie/English owner's home, so you will not be without assistance if
you need it.



Furnished and equipped to a high standard, amenities available within
the accommodation include a microwave oven, washing machine,
dishwasher, iron, gas BBQ, CD Player, DVD Player, all bedding and
linen, towels, games, TV with English channels, and a DVD and book
library. For longer stays, both bed linen and towels are changed out
on a weekly basis and laundered free of charge.



When you are ready to indulge your senses, the local area abounds
with bastide towns, chateaux, vineyards, restaurants, markets and
galleries. The area is a wine-lover's mecca. Pémontier is surrounded
by the fine vineyards of Bergerac and has easy access to the UNESCO
heritage-listed St Emilion and many famous Bordeaux appellations.

The town of Bergerac - on the banks of the River Dordogne - is close
by, as are Duras, Castillonnes, Sigoules and the likes of Domme,
Rogue-Gageac, Beynac and Sarlat. The fascinating mediaeval bastide
town of Issigeac offers excellent local facilities - three superb
boulangeries, an epicerie and a number of casual and fine dining
eateries. The popular Bastide of Eymet is also nearby, and has a
weekly evening market where you can sample and buy local products or
simply enjoy the atmosphere in one of the bars or restaurants.

Driving is a pleasure on wonderfully quiet country roads which wind
through beautiful tree-lined valleys and sleepy villages. This is a
fantastic area for cycling, rambling and bird watching. It is also an
artist's paradise, with wonderful light and a 'potential' painting
every time you turn around. For the more energetic among you, there
is much opportunity for numerous outdoor activities such as go-
karting, horse-riding, golf, tennis and canoeing ... to name but a
few. Afterwards you can chill out with some shiatsu massage or a
visit to a day spa.



Rates £GBP350pw to £1200pw depending on season and length of stay. To reserve the property, the client should complete and sign the booking form and return it together with payment of the initial non refundable deposit of £GBP150. Please note that this deposit will not be refunded in the event of cancellation. Cancellations are to be in writing by the person who made the booking. The Client will remain liable to pay the balance of the rent unless the Owner is able to re- let the property. The client is strongly recommended to arrange a comprehensive travel insurance policy including cancellation cover and to have full cover for the party's personal belongings and public liability, etc. since these are not covered by the owner's insurance. This deposit constitutes part of the total rental fee. Electricity, cooking gas, hot and cold water, local taxes are included unless otherwise indicated. Following receipt of the booking form and deposit, the owner will send a confirmation statement. This is the formal acceptance of the booking. Until this is received the booking is not firm. 3. The balance of the rental is due not less than 10 weeks before the start of the rental period. If payment is not received by the due date the owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 10 weeks of the start of the rental period require full payment at the time of booking. 4. A security deposit of £GBP200 will be taken and the owner will claim costs incurred for the replacement of breakages or repair of damage to the property. Under no circumstances may the security deposit be used to pay for extra services. The security deposit will be returned within 2 weeks of the client vacating the property less any charges for damages. This shall not limit the client's liability to the owner. 5. Any chargeable expenses arising during the rental period e.g. catering, equipment hire, grocery purchase, must be settled locally with the owner on the day before departure if not already pre paid. 6. The rental period shall commence at 16.00 hours (4.00 pm) on the first day and finish at 10.00 hours (10.00 am) on the last day. The owner shall not be obliged to offer the property before the time stated and the client shall not be entitled to remain in occupation after the time stated. The maximum number of adults to reside in the property must not exceed the number stated in the booking form and be 18 years of age or older. Smoking is not permitted in the buildings. 7. The client agrees to be a considerate tenant and to take good care of the property and leave it in a clean and tidy condition throughout your stay and at the end of the rental period. Music, radio, television noise must not be at a level that can be heard outside the property. 8. The owner reserves the right to claim costs incurred for additional cleaning if the client leaves the property in an unacceptable condition. The client also agrees not to act in a way which would cause disturbance to those residing on Domaine du Pémontier or any neighbouring properties. 9. The client shall report to the owner without delay any defects in the property or breakdown in the equipment, plant machinery, or any appliances in the property, garden or swimming pool, and arrangements for repair and/or replacement will be made as soon as possible. No glass or china to be taken or used in, the pool area. Should any fall into the pool, we'd need to empty, clean and re-fill the pool -this can take a number of days. 10. The owner shall not be responsible or liable to the client: - for any defect or stoppage temporary or otherwise in the supply of public services to the property, nor in respect of any equipment, plant machinery or appliance in the property, garden or swimming pool. - the use of the accommodation, equipment, swimming pool and any other amenities on site, is entirely at the client's risk and no responsibility can be accepted for injury, loss or damage to the guests personally, or their belongings - including cars. - for any disturbance which occurs in the area surrounding the property by neighbours or other persons. - for loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes, terrorist threats or any matters beyond the control of the owner. - for any loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period. In any such event, the owner shall within 7 days of notification to the client, refund to the client all sums previously paid in respect of the rental period. 11. Under no circumstances shall the owner's liability to the client exceed the amount paid to the owner for the rental period. 12. Completing the booking form implies knowledge and acceptance of these terms and conditions. The person signing the booking form is deemed to the party leader and is responsible for all members of his/her party adhering to these terms and conditions.
