RATES AND RULES-- PLEASE READ ALL THE WAY DOWN
MINIMUM 2 NIGHTS -RATES INC LINENS, TAXES AND DEPARTURE CLEANING
JULY $800.00/week $165.00/night

1. Check-in/Checkout Times. CHECK-IN TIME is AFTER 4 P.M. EST AND
CHECKOUT is 10 A.M. EST. NO Early Check-in or late checkout. There is
a $50.00 per hour late checkout fee. If rental property is not
vacated by 12:00 P.M. a full day’s rent will be charged
2. Age and Maximum Occupancy.
The maximum number of guests is limited to the amount confirmed at
time of reservation. An additional charge or $10.00 per person per
night for additional guests. Minimum of 18 years old to reserve.
3. This is a NON SMOKING unit. A $100.00 fee will be charged for any
evidence of smoking inside the property
4. PETS are permitted in rentals only with prior approval.A non
refundable $150.00 pet fee applies. All pets must be leashed at all
times. Pet owners are responsible for cleaning up any/all pet
refuse. Pets are not allowed on furniture at any time. Any evidence
of pets on furniture may incur extra cleaning fees. All pets must be
up-to-date on rabies vaccinations and all other vaccinations.
Heartworm prevention is highly recommended. All pets are to be
treated with Advantage or similar topical flea and tick repellent
three (3) days prior to arrival. Fleas and ticks can cause
harmful/fatal illness to humans and pets. All items above are the
sole responsibility of the pet owner. The home owners assume no
responsibility for illness or injury that humans or pets may incur
while on the premises.
5. Payment schedule. A reservation deposit of $200 is required. This
must be received within three (3) days of booking the reservation.

6. Cancellation policy.-- WEEKLY RENTAL-- A sixty (60) day notice is
required for cancellation. Cancellations that are made more than
sixty (60) days prior to the arrival date will incur no penalty.
Cancellations or changes that result in a shortened stay, that are
made within 60 days of the arrival date, forfeit the full reservation
deposit. Cancellations that are made 2 weeks or less out amount
paid is NONREFUNDABLE unless the same unit is re-rented for an equal
number of days and the same dollar amount as your original
reservation. Cancellation or early departure does not warrant any
refund of rent
7. Checkout Policy. We provide departure cleaning for you (unless
otherwise noted). We ask that you please: take out the trash, wash
the dishes, sweep or vacuum the floors, make sure all trash and
spills are removed from under /behind the furniture and floor,start a
load of laundry, leave keys in kitchen, close and lock all windows
and doors and secure the property.
8. Provisions of damage deposit refund. A reservation deposit of
$200.00 ( $300.00 if under 25) is required. This must be received
within three (3) days of booking the reservation. The deposit
automatically converts to a security/damage deposit upon arrival. The
deposit is NOT applied toward rent; however, it is fully refundable
within (7) days of departure, provided the following provisions and
number 7 above are met.
• No damage is done to unit or its contents.
• No charges are incurred due to contraband, pets or collection
of rents or services rendered during the stay.
• All debris, rubbish and discards are placed curbside, soiled
dishes are placed in the dishwasher and cleaned.
• All keys are left on the kitchen table
• No linens are lost or damaged and beds stripped all dirty
linen and towels placed in laundry room-leave pillows and bedspreads
• NO early check-in or late checkout.
• All debris, trash, spills, etc... are cleaned from
under/behind furniture, on floors , walls and furniture
• The renter is not evicted by the owner (or representative of
the owner), the local law enforcement, or the security company
employed by My Community.
• All floors are vacuumed or swept

Palms is left as you found it at check in -refund subject to any
deductions for damage to the house, items in the house, missing items
or requirement of excessive cleaning. $25.00 fee per key for

• The day that the authorities order a mandatory evacuation
order in a "Tropical Storm/Hurricane Warning," area, we will refund:
o Any unused portion of rent from a guest currently registered;
o Any unused portion of rent from a guest that is scheduled to
arrive, and wants to shorten the stay, to come in after the Hurricane
Warning is lifted; and
o Any advance rents collected for a reservation that is
scheduled to arrive during the "Hurricane Warning" period
The property is privately owned; the owners are not responsible for
any accidents, injuries or illness that occurs while on the premises
or its facilities. The Homeowners are not responsible for the loss of
personal belongings or valuables of the guest. By accepting this
reservation, it is agreed that all guests are expressly assuming the
risk of any harm arising from their use of the premises or others
whom they invite to use the premise.
BY PLACING A DEPOSIT THE RENTER AGREES that all rental monies are non-
refundable per cancellation policy above and agree to all terms and
conditions of this agreement.

Trailers, Students and Pets allowed.
