     Description 


A superb location, on Lake Rosseau, the "Birch" is just 2 minutes
south of Minett, 7 minutes north from Port Sandfield and 15 minutes
north of Port Carling. It is situated on a quiet bay facing east
towards the sheltering islands that border the bay. It is located in
the heart of various resorts, golf courses and quaint communities
which are typical of Muskoka, including nearby Santa's Village in
Bracebridge and the Cranberry Festival in Bala. The Opera House of
Gravenhurst prides itself with superb entertainment as does the dinner
theatre in Port Carling. Cedar Rail is a friendly community in which
the members are owners, some of whom rent with regulations established
by the community to safeguard its neighbourly setting. The 9+ acre
land space is wide and spacious with more than 200 foot beach
waterfront partially taken up by the privately owned boat house and
the Cedar Rail community docks. The property is maintained by the
members and enables users to have a sense of freedom rather than
confinement. Privacy is ensured about each domicile with a 3-car
private driveway parking and natural property lines. Each "cottage" is
well off the waterfront; this is advantageous for young families for
safety reasons and to ensure that each site has a direct and wide view
of the lake. It also allows for the inclusion of "play space", the
tennis court, the children's playground, the fire pits and the
horseshoe pits.



 

     Amenities 


This is a fully winterized 1360 square foot main level living space of
cedar log construction with pine highlights. Downstairs is 1300 square
feet of completed living space with pine paneling throughout. This is
a total of 2630 sq. ft. of living space to enjoy. Presently, the
"Birch" has 4 bedrooms identified for tenants. Potentially, this could
be a 5 or 6 bedroom cottage, given that 2 rooms serve as a den
(upstairs) and play/storage room (downstairs). There are 2 - 4 piece
bathrooms on site. It is bungalow style with a lower floor that has a
sliding door walkout under the main deck to the front of the property.
The entire structure including roof shingles and venting has been
renovated/constructed as of 1997. It is serviced by oil heat in the
winter and an R27 insulation factor with the lower floor being fully
carpeted. The lower floor recreation room is cool in summer and cozy
in winter.
Satellite TV; CD player; DVD and VHS players; Dishwasher; Clothes
Washer and Dryer; Ironing Board with Iron; Stove and Fridge; Dishes
and utensils; BBQ and Deck furniture; Outdoor wood stove; walk-around
deck. No phone or Internet unless renter hooks it up with Bell. Use
cell phones on site.



 

     Attractions 


Being in centre of the Muskokas, attractions are just minutes away.
Bracebridge, Gravenhurst, Bala, Port Carling, Windermere, Rosseau and
Minnet all offer antique shops; road races including triathalons; boat
rentals; cycling trails; fishing; trail hiking; vintage Boat tours
such as the original coal fired mailboat, the Segwun; theatre at the
Old Opera House and in Port Carling; historical landmarks; antique car
and boat shows; golfing galore at such places as The Rock; Resorts
such as nearby Cleveland's House since 1869; Cranberry Festivals in
Bala; fishing; snowmobiling; cross country skiing and snowshoeing;
farmer's markets.



 

     Rates 



The cottage was once a home and is a 4-season family owned and rented unit. Contact the owner for seasonal rates which vary. Generally, a security deposit is required to confirm a booking. Presently, we have a high season rate that is comparatively low to other rentals of the same location/size/amenities at $1,850.00/week from Saturday entry of 2 pm to a Saturday departure of 10 am as the updated August rate. A boat slip is available upon request.
