You will feel it the moment you pass the entry gates to this beautiful
new community - Cumbrian Lakes. The sense of peace and harmony with
nature. Pleasing streetscapes are lined with ancient oak tree
preserves. This executive family home is brand new for Summer 2004. It
offers 2500 square ft of fully air conditioned flexible living space,
5 large double bedrooms including 3 master suites - 2 spacious sitting
areas - 2 dining areas and a pool and jacuzzi which is fully screened
and has a poolside shower. There is a fully air conditioned games
room. The pool and jacuzzi can be heated. The villa has luxury
equipment including a home cinema / PC Broadband access / HDTV and 2
Playstation 2's. The games room has pool - foosball and table hockey.
The villa is ideally situated for access to many golf courses
including Greg Norman's Champions Gate. There is a no smoking
permitted within the villa.

Amenities

The large family room overlooks the pool and beyond over the natural
lake. It is furnished to the same high standard throughout. You will
find comfortable sofas to relax in while watching our 51” Sony HDTV
Home Cinema with a good selection of DVD's and CD's. This large room
has patio doors leading to the pool and jacuzzi. The family room is
overlooked by the open balcony and the high windows give added light.
The large open plan lounge is an ideal room to relax and unwind in the
evenings. There is a top of the range PC with free internet broadband
access in loft area.

The well appointed kitchen is fully fitted with all appliances you are
likely to need - including a full size electric cooker - microwave -
dishwasher and a large fridge and freezer with ice maker. The
breakfast area is a café style area adjacent to the kitchen and is
bright and spacious and includes both a breakfast bar and a table with
four chairs.

There is formal dining for six in this open plan dining area.

All the master bedrooms have en-suite bathrooms. The 1st Master
Bedroom has a king size double bed and its own private and spacious
en-suite bathroom. A 25" cable television is installed. There is also
a large walk-in wardrobe. The 2nd Master Bedroom is equipped with its
own luxurious bathroom and a queen size bed. For your entertainment
there is a 14" TV. The 3rd Master Bedroom is also furnished to a high
standard with a queen size bed and luxury bathroom. All bedrooms have
ample drawer and wardrobe space. For your entertainment this room is
equipped with a 14" TV. The 4th & 5th Bedrooms are Disney themed
bedrooms and share a bathroom. They are delightful twin rooms each
equipped with a Combi TV/VCR and Playstation 2s.

The pool is south/west facing looking onto a lake. We supply patio
furniture and loungers for relaxation and enjoyment. Relax in the
jacuzzi after a hard day at the theme parks.

A new fully air conditioned games room includes the following
activities: 8’ Pool Table - Foosball - Electronic Darts - Air Hockey -
CD Entertainment.

Attractions

In a quiet conservation area yet close to the 192 and many shops and
restaurants. Just 10 minutes from the gates of Disney's Magic Kingdom.
There are tennis courts close by, horse riding and a children's zoo
within a short drive. There is a children's play park on the estate.

Rates

Low Season: $868/wk Mid Season: $889/wk High Season:$1141/wk Peak Season:$1246/wk The prices are per week and are fully inclusive. Pool and spa heat is optional and is charged at $147 per week if requested at the time of booking. For bookings of 6 days or less there is a cleaning surcharge of $91. For bookings of 14 days or more we offer a discount. For your convenience we offer a variety of payment methods. A security deposit of $390 is due along with the final balance 12 weeks prior to arrival. The security deposit is fully refundable pending an inspection from our management company. The booking deposit is $130 per week. Providing the owners receive written notice of cancellation not less than 12 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 12 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).
