     Description 


Stay TOGETHER and forget about booking tacky, noisy, impersonal hotel rooms with no kitchen,
washer/dryer, or outdoor fireplace {how else would you make s'mores?!}

Cozy, private, and quiet, this 100% turn-key chalet-style cabin sleeps 10 {2 KING ~ master bedroom
has new plush pillow-top mattress/box springs and "Miracle Bamboo" pillows}, 2 bunk, a queen-size
sofa bed in the living room, and 2 comfortable queen-size air mattresses so 2 adults can each have
their own or they should adequately sleep 4 kids}. Keeping true to its vintage architectural
heritage, it provides everything on one level with original hardwood floors, cathedral ceilings, and
exposed beams. The dining table comes with a leaf for expanded seating capacity, with 2
additional/similar chairs located in the bunk bedroom. There is a folding card table and bench for
even more seating. Also, abundant furniture is staged throughout the new 2-LEVEL side deck to enjoy
outdoor meals, coffee, and/or cocktails "in the woods".

This cabin is conveniently located near the Gatlinburg Convention Center, the Ober Gatlinburg ski
slopes, Dollywood, Smoky Mountains National Park, AND Gatlinburg's famous downtown "strip" on
Parkway of popular shops, restaurants, and entertainment! It is a short stroll to East Parkway
where you can hop a trolley to the Gatlinburg Community/Swim Center
Rocky Top Sports World, Ripley's Aquarium,
and Rafting in the Smokies. {Many guests simply park at the post office and grab a trolley from
there whenever they want to go downtown}.^

Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is
rarely able and/or willing to provide. Also, this way you will avoid paying "Traveler Fees", etc.,
similar to what large online vacation rental sites now charge, while using unsafe third-party
payment software that often gets hacked. Please Google it for details.

*IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about availability, rates,
holiday premiums, minimum nights required during certain holidays, and location, PLEASE check here
{everything posted IS correct and current} and read ALL of the posted details PRIOR to contacting
us. We are always happy to promptly answer any other questions. Or, please let us know if/when you
are ready to book a reservation. We will then send you an itemization to review that reflects
exactly what is posted here. {Online booking is not available}. Due to time constraints, frivolous
inquiries ~ generic, those with no message, those that request information already posted, those
that request a "quote"/"total"/"final price" {just multiply the number of nights by the posted rate,
add the posted tax, add the posted cleaning charge, and add any applicable holiday premium/pet fee},
and those that request a rate reduction are deleted. Thank you!

**HOLIDAY PREMIUMS: Please add $25 to EACH night of the reservation if it includes {even on check-
out day} ANY holiday other than the following: Please add $50 to EACH night of the reservation if it
includes MLK Day, Valentine's Day, President's Day {$75 extra PER NIGHT if both Valentine's Day and
President's Day are included}, Good Friday, Easter {$75 extra PER NIGHT if both Good Friday and
Easter are included}, Memorial Day, July 4th, Labor Day, or Thanksgiving. Please add $100 to EACH
night of the reservation if it includes St. Patrick's Day, Christmas Eve/Day {deluxe Christmas tree
stand provided}, or New Year's Eve/Day {$150 extra PER NIGHT if both Christmas and New Year's
Eve/Day are included}. The above holiday premiums also apply if the reservation is part of a holiday
weekend, whether the actual holiday is included or not. Holiday premiums are waived on Monthly
rentals.

***PLEASE NOTE: There is a 4 NIGHT MINIMUM if a federal holiday {when U.S. banks/post offices are
closed} is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING, CHRISTMAS
EVE/DAY, or NEW YEAR'S EVE/DAY is included, even on check-out day. {Minimum nights are non-
negotiable}. Check-in can commence on any day of the week, if available, and we do not charge extra
for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can
choose a 6:00 P.M. check-in and a 1:00 P.M. check-out.

BOOKING FEES: Unlike most large vacation rental sites, we do not charge any "Booking Fee" or
"Service Fee" when booking directly through us. There is no "middle man" that requires a ridiculous
commission!

CLEANING CHARGE: There is a standard departure Cleaning Charge of $85 added to each reservation for
this 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their
posted rates}.

TAX: 12.75% {Rentals that do not charge this mandatory city and state total tax are NOT licensed or
regulated!}

PAYMENT OPTIONS: Due to popular demand, we accept PayPal {MasterCard, Visa, Discover, American
Express, and debit cards} only. PayPal does not require users to have a PayPal account. Also, the
merchant {property owner} NEVER sees the user's {guest's} credit card information AND the merchant
pays all fees {3%}. The user's data can NOT be hacked! Additionally, since all merchants are
thoroughly and regularly vetted, there is NO safer or more secure payment method on the planet.
Never provide your credit card information online to a third party {management company/vacation
rental site} that charges you fees AND has unlimited access to make unauthorized charges to your
account, which are extremely difficult to contest. Sorry, PayPal is not available for Monthly
rentals.

DEPOSITS: To keep our rates so low, we must keep our administration costs low. Therefore, the full
rental amount is due to confirm a reservation, including the posted Cleaning Charge and a REFUNDABLE
Damage Deposit {25% of base rental amount or $250, whichever is greater}. This is standard policy of
virtually all PayPal merchants, since we do not obtain our guests' confidential credit card
information as collateral. Signed rental agreement required that must be properly executed and
returned within 24-hours of receipt, or reservation will be automatically canceled. {All monies
will be immediately refunded via PayPal minus the below posted non-negotiable/non-refundable
cancellation fee}. Guest who signs the rental agreement must be of legal age {proof required},
which is 21 in Tennessee.

DISCOUNTS: Our "best" rates are those posted and are FIRM. We do not offer any "last minute" deals,
specials, or government/military discounts {although we love and appreciate those who serve!}. We
do, however, deduct 25% from the Nightly rate on Monthly rentals. No discount is provided if there
is a dog and only one dog is allowed in this case.

^LOCATION: The cabin is located on West Loop Road. For obvious privacy/security reasons, we never
disclose the street number to strangers over the Internet. It is, of course, specified on the rental
agreement. Please Google or MapQuest distances to points of personal interest {downtown,
restaurants, shops, attractions, buildings, etc.} from the property's road. We are just not able to
provide these types of personalized services, due to the high volume of requests we receive daily
from potential guests. We appreciate your understanding. Please note that since the cabin is
situated on a mountain, a 4-wheel or all-wheel drive vehicle is recommended, particularly during
snowy weather. The property is located within Gatlinburg city limits, so its PAVED road gets plowed
on a regular basis when it snows!

We have an additional dog-friendly 3 bedroom/2 bathroom cabin in Gatlinburg that sleeps 10 {3 queen
beds, a queen-size sleeper sofa, and a queen-size air mattress}. It is located in the popular Arts &
Crafts community. Also, it is NOT on a mountain, so is easily accessible by any type of vehicle.
Please inquire if interested.

OCCUPANCY: The posted 10 person maximum that this property sleeps/allows {per fire code} obviously
includes children of ALL ages. If your group will exceed this limit, you will need to book a
different property or book an additional property. Please be aware that there are exterior cameras
surrounding the property that document the ingress/egress of all occupants/pets. {Most owners do
this but just don't tell you and won't admit to it if asked}. The violation of any rule will result
in immediate eviction and/or forfeiture of all monies paid, including damage deposit. Thank you for
your understanding and compliance.

LICENSING: We are fully-licensed {current city/county/state license/permit numbers available upon
request} and regulated by the State of Tennessee. Additionally, we are fully-insured and inspected
annually by the Gatlinburg Fire Department. Always confirm that whatever property you want to rent
is legal and properly licensed before you pay anything. This is for your own protection and will
assure that you have a great, hassle-free, and safe vacation.

CANCELLATION POLICY: If reservation is canceled 60 days or more prior to arrival date, full
reservation amount {including damage deposit and cleaning charge} will be immediately refunded in
full, minus a $50 cancellation fee. Otherwise, full reservation amount {excluding damage deposit}
subject to forfeit. NO REFUND IS PROVIDED FOR RESERVATIONS THAT INCLUDE JULY 4TH, THANKSGIVING,
CHRISTMAS EVE/DAY, OR NEW YEAR'S EVE/DAY. We encourage all of our guests to simply purchase trip
insurance from a separate entity {i.e., CSA @ or 800-348-9505 ~ #1 rated by
Consumer Reports} if there is a chance they may need to cancel outside the stated time frame.

WiFi, 2 CD players, 4 DVD players, 2 VCR's with large movie collection, 3 bedroom televisions for
CD/DVD/VCR viewing only {living room TV has new DirecTV non-cable/non-satellite service via Amazon
Firestick with FREE HBO, or live TV can be streamed on guests' personal computers and cell phones
via provided WiFi}, stereo, cassette player, sound spa {acoustic relaxation machine} for the light
sleeper, alarm clocks, hair dryers, fabric steamer, iron/ironing board/starch, air conditioning,
heating, 2 realistic electric fireplaces, 2 air purifiers, computer printer, washer/dryer
{stackable/full-size/detergent supplies provided}, pantry, fully-equipped kitchen {disposal,
dishwasher, microwave, blender, mixer, toaster, skillet, food processor, coffee maker with
coffee/filters/creams/sugars, tea kettle, utensils, dishes, stemware, pots/pans, bake ware, picnic
cooler, cookbooks, assorted cooking spices, etc.}, dog feeder, new hammock {with pillow}, 3 wood
decks, a Weber charcoal grill, an outdoor fireplace, a carport, AND a driveway that can accommodate
3 vehicles. 2 main bedrooms with kings have private en suites {one provides tub/shower combo and one
provides shower} that are inaccessible to other parts of the cabin, including the 3rd bedroom.
Abundant games, toys, pillows, linens, blankets, and towels are also provided for your convenience.
