Yazlık villa is set in spacious garden which include lawn area,
fruit trees, patio and traditional Turkish stone built BBQ.

Only a ten minute journey from Dalaman airport and situated to the
North of Dalaman town overlooking peaceful countryside and mountain
views, yet less than 20 minutes from the blue flag beach at
Sarigerme and 5 minutes from Dalaman town with it's shops, bars and

Yazlık villa is a three storey building and has 4 double bedrooms,
each with air conditioning units and is tastefully furnished
throughout. It sleeps up to eight people comfortably and has the
benefit of its own private swimming pool.

The semi-detached villa is situated on a small complex of eight
other properties and would suit families looking for a quiet base
for their Turkish holiday but close enough to facilities to suit all



Its countryside location ensures that your holiday will be a
peaceful and relaxing time. To fully enjoy the villa and the
surrounding locality, we would recommend that you hire a car during
your stay, this we can arrange on your behalf.

The villa was completed in June 2006 and is built to the highest
standard, incorporating air conditioning units to the living
room/open plan kitchen-diner area and to each of the four
bedrooms. Tastefully decorated and in keeping with traditional
Mediterranean properties, the floors are tiled throughout and a
marble staircase and work tops to complement.

The spacious living area contains a four piece suite, (comprising of
3 seat settee, 2 seat settee and two arm chairs), a television, DVD

The fully equipped kitchen contains everything one needs for a self
catering holiday including electric oven, gas/electric hob,
microwave oven, all cooking utensils, crockery and a washing machine
for your convenience. The solid pine dining table can comfortably
accommodate up to 8 diners, (although most people will probably wish
to eat outside and enjoy the fresh air and breath taking sunset).

The top floor contains the Master bedroom with its magnificent
traditional Mugla, (Moola), ceiling of exposed wood and timber.
This room has a double bed, large wardrobe, dressing table and two
bedside cabinets. A large en-suite bathroom incorporates a
bath/shower and toilet. The master bedroom also has exclusive
access to the top balcony with its views of the pool, woodland and
countryside views.

Bedrooms 1, 2 and 3 can be found on the 1st floor, bedroom 1
contains a double bed, two bedside cabinets, a chest of drawers and
benefits from an en-suite shower and toilet. Bedrooms 2 and 3 both
contain two single beds each, all with sufficient storage for
clothes etc. Bedroom 2 also has the feature of access to the
balcony with views overlooking the swimming pool, patio, woodland
and mountains. The bedrooms all contain bedside cabinets and either
a wardrobe or chest of draws. There is also a toilet/shower room on
this level.

Included in the price is our "Welcome Pack" to await you upon your
arrival, this would include a basic food package of bread, milk,
water, orange juice, butter and eggs plus a representative of our
management company, (My Home Management), would visit soon after
your arrival to give advice on shops, restaurants, buses, car hire
if not already booked and other services including various trips and
tours, (the 12 island boat tour from Gocek is highly recommended).
He would also be contactable during the day to provide any help
required during your stay. The basic food package can be tailored
to suit your requirements, please contact us for details.

Although Yazlık villa will be throughly cleaned prior to your
arrival, additional cleaning services can be arranged during your
stay at additional cost. Sufficient bed-linen will also be provided
as will tea towels and a bath towel for each guest, (up to a maximum
of 8).

The private swimming pool is approximately 7 mtrs x 5 mtrs and is
regularly maintained. It incorporates a shallow end of
approximately 1 mtr, dropping down to a depth of 1.6 mtr, (please
ensure that small children and non-swimmers remain supervised whilst
in or around the pool area). A large patio area surrounds the
swimming pool and 8 sun loungers are provided, enabling you to relax
in comfort while topping up your tan!

The garden is still in the process of becoming established and
includes fruit trees, (please feel free to pick your own oranges if
in season), and lawn area. The feature of the garden is the
magnificent stone built, traditional Turkish barbecue, enabling you
to prepare and enjoy traditional healthy Turkish cuisine such as
kebabs with the authentic, char grilled flavour. Perfect for summer
evenings with an Efes or three!!




Dalaman is one of the few coastal areas which is still relatively
undeveloped and unspoilt. The town itself is several miles inland
and remains predominantly Turkish, with basic English spoken in most
of the cafes and restaurants. Tourism is relatively new to the area,
consequently prices are lower than in many of the resort towns.
The Turkish government has now designated the town a main touristic
area, making Dalaman an ideal location for a holiday in a
traditional Turkish town.


The town of Dalyan is approximately 20 minutes from Dalaman and is
set in the centre of a broad delta whose natural beauty is
completely unspoilt. This is one of the surviving corners of
paradise, an area of outstanding natural beauty and historic

Dalyan has many restaurants and bars catering for all tastes. As
well as traditional Turkish cuisine, there are many riverside
restaurants specialising in fish dishes and the catch of the day is
often brought to your table for your approval!! Dalyan also has its
own Chinese restaurant as well. When we stayed here, we ate at a
different restaurant every night and never had a bad meal once.

There are plenty of tourist shops selling the usual fake designer
clothes and watches as well as leather goods, jewelry, rugs and
traditional Turkish water pipes, (try before you buy!!) at very good
prices. The quality in general seems to be of a high standard.

The village of Dalyan is situated on a river, surrounded by lush
green fields breaking into spectacular mountain ranges. On the
opposite side of the river is the ancient city of Caunos that is one
of the greatest archaeological site in Turkey. Only 10% of the city
has been unearthed and every year more and more treasures are
discovered. You can take a short boat ride away from Dalyan harbour
down the river, where if you are lucky you may spot some of the
smaller river turtles, through the reed beds, (the film The African
Queen was filmed here), to the four kilometre long beach that is
home to the rare Caretta Caretta turtles. Because of this, the
beach is kept scrupulously clean with a restaurant/bar, where you
can eat home-made pancakes, cooked while you watch, there are well
maintained toilet facilities and sun loungers for hire.


Göcek is a short drive away from Dalaman. With the opening of the
new tunnel beneath the mountains, (proposed opening July),
journey times will be just over 10 minutes.

Set at the deepest point of the gulf of Fethiye, Göcek nestles at
the foot of the pine clad mountains looking out over the '12
islands' of the bay. With a large natural harbour Göcek has grown up
to charter to the needs of yachtmen. Göcek is placed in the west
side of Fethiye Gulf and it is surrounded by the bays and islands as
forming an internal sea. The length of the gulf is not much longer
than 8-9 miles with one end as Göcek region and the other end is
Hamam Bay. And its width is between 1 and 2 miles.The gulf is
surrounded by the mountains and pine forests keeping on till the
sea. One of the pleasures of a visit here is a stroll around the
Marina to admire the array of boats of all shapes and sizes moored

The waterfront is lined with bars and restaurants. Inland life
revolves around the pretty market square which is lined with little
shops selling antiques and crafts as well as the more usual carpets.
In the daytime it is possible to swim from the small town beach, but
you will probably prefer to take a trip to one of the beaches in the
local nature reserves or a boat to one of the lovely islands in the
bay. Thought this area is called the 12 islands, there are, in fact,
far more than that and you could easily explore a different one each
day of your holiday. On some you will find a simple restaurant, on
others fragments of classical or Byzantine ruins, on others nothing
but glorious peace and quiet. Göcek has long been a desirable
destination for both Turkish and foreign yachtsmen, as well as a
favourite stopover for jet-setters and celebrities alike.


Sarıgerme, with its seven kilometres of coastline, shallow sea and
the island of Babaada not too far in the distance, is truly a
perfect holiday haven. Up until recently the coast was a very messy
place that has since been cleaned and cleared by an environmental
association of the region. Services such as food and drink outlets,
showers, toilets, beach chairs, umbrellas and dressing cabins, as
well as a dinghy service across the water to Osmaniye, are all
available. One can also take long walks along the coast. There is
a small charge at the entrance, which goes towards the upkeep and
services for the beach. The island of Babaada, situated right off
the coast, is the place where boats and yachts plying between
Marmaris and Göcek moor regularly.

The sheltered side of the island, which looks directly at Sarıgerme,
is used to moor the boats and yachts. The other face of the island
is rocky and most suitable for diving.
If you are confident it is possible to swim to the island and later
climb to the top and have a bird’s eye view of the beautiful scenery
surrounding you.

Sarıgerme, with its close proximity to Dalaman International Airport
and with more and more modern accommodation facilities being built,
has found itself as a centre of tourism in a region fast becoming
internationally popular. The interaction of pine trees and the coast
of Sarıgerme, with its fine sand against the backdrop of beautiful
pine trees, has continued for centuries. It is the site of the
ancient city of Physilis. This city is now buried under the shifting
sand. As a result of tourism development carried out before
excavations and the construction of hotels in the region the history
of Physilis is to remain under the sands of Sarıgerme. Sarıgerme is
the name given to the coast near the village of Osmaniye, 850 metres
inland from the shore. The name Sarıgerme is linked to the Sarıçay
Stream that divides Osmaniye and the coast. The Sarıçay was once
used as the transportation route for timber that was brought from
the forest to the sea. To prevent the timber from escaping into the
sea the stream’s outlet into the ocean was closed during times of
timber transportation. Thus the name ` which means tightening
or fencing.



Rental Rates: £350.00 per week £100 breakages and cleaning deposit returnable two weeks after departure from the Villa. Car Hire: From £25.00 per day All prices include Welcome pack and Meet & Greet Service. All prices exclude flights transfers and insurances. All bookings subject to Terms and Conditions, (see below). TERMS AND CONDITIONS OF LETTING General Mr & Mrs G Tuff and Mr & Mrs B Tuff are referred to as `Owners’. Clients applying to hire Yazlık Villa are referred to as ` Applicants’ until such time as they take up residence when they are referred to as `Tenants’. Yazlık Villa is referred to as ` Property’. ` means the weekly payment to be paid for renting Yazlık Villa. Booking Applicants are advised to check availability by email or telephone. The owners will send the applicants a booking and terms and conditions for completion and signing, or this may be downloaded, printed and sent to the owners once availability is checked. The booking form should be returned with either the deposit or the full rent if the booking is made less than 8 weeks from the date of the holiday. Bookings will only be deemed to be accepted when made in writing on the owners booking form and signed by one of the applicants and accompanied by a cheque for the deposit or full rent as applicable. Telephone reservations are not regarded as bookings until the above booking conditions have been complied with. Deposit A non returnable deposit of £100 per week booked is payable on booking. If a booking is made 8 weeks or less before arrival the full rent is due at the time of the booking. Final Payment A final invoice will normally be sent to the applicants 8 weeks before the date of their holiday. Payment must be made in full 6 weeks prior to arrival date. Non payment by that date will be treated as a cancellation and the owners may re-let the property without reference to the applicants who remain liable for the full amount although credit will be given for any rents received as a result of re-letting, less the owners expenses. The same will apply to a cancellation within 6 weeks of arrival date. Breakage deposit A breakage deposit of £100 is charged at the time the balance of the rent is paid, to cover damage, breakages and un-reasonable cleaning which will be refundable within 14 days of the vacation of the property as long as no damage has been incurred. If there has been damage or breakages the amount for repair will be deducted from the security deposit and if the damage be more than the security deposit the tenants will be liable. Cancellation Insurance Applicants are recommended to take out holiday cancellation insurance. Travel Insurance Applicants are urged to take out adequate travel insurance. Price changes The Owners reserve the right to amend prices quoted on the website due to errors or omissions. Method of payment Payments are to be made by cheque made payable to Mr G Tuff. Do not send cash. Post dated cheques are not acceptable. Any charges raised against the owners by their bank for handling dishonoured cheques will be passed on to the applicants. Tenants’ Obligations To pay for any losses or damage to the property. All breakages are to be reported to the owners or owners’ representatives and will be paid for at replacement cost. To take good care of the villa and to leave it in a clean and tidy condition at the end of the tenancy. To permit the owners or their representatives reasonable access to the property for pool cleaning or other essential repairs etc. Not to part with possession of the property or share it, except with members of the party shown on the booking form. Not to exceed the total number of people stipulated on the booking form. Not to cause annoyance or become a nuisance to occupants of adjoining premises. Duration & Times of Letting Lettings commence at 2.00pm on the first day of tenancy and end at 12.00 am on the last day of tenancy unless otherwise agreed by the owners. Complaints It is important that the tenant has an enjoyable holiday at Yazlık Villa, however in the unlikely event of a complaint or problem, the tenant must advise the owner or owners’ representative immediately, so that a fair opportunity is given to rectify any difficulties. No liability for any subsequent claim will be accepted on return from the holiday. Towels Towels are provided for use in the villa bathrooms, but must not be taken off the premises. Towels for use on the beach or by the poolside need to be provided by the tenant. Website Information The information contained in the Yazlık Villa website is believed to be accurate. Whilst the owner takes reasonable steps to ensure accuracy, they cannot accept responsibility for errors contained in the website or the result thereof. The tenant must accept that minor differences between text & photographs and actual property may arise. Breach of Contract If there shall be a breach of contract of any of these conditions the owner or owners’ representative reserve the right to re-enter the property and terminate the tenancy, without prejudice to all other rights and remedies of the owner. Law of Contract The law governing the contract between the owner and the applicant/tenant shall be the law of England. Authority to sign The person who signs the booking form certifies that he or she is authorised to agree to these conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party intending to occupy Yazlık Villa and be over the age of eighteen years. The Owners of Yazlık Villa
