Seagrove Highlands, located in the heart of Seagrove Beach, borders
Point Washington National forest and Mira Lake. It provides a unique
solitude on Hwy. 30-A. A clubhouse with a fishing pier on the lake,
swimming pool, walking trails and a playground are all within sight of
the Gulf of Mexico. There is a pedestrian boardwalk for beach access
directly across 30-A, a five-minute walk from the unit. There you
will find crystal clear emerald waters and sugar white beaches without
the crowds you find in Destin or Panama City.

This brand new three bedroom, two-bath condo is on the 4th (top) floor
of building 2. The unit comfortably sleeps six adults and/or children
plus has a Queen sleeper sofa for two additional people. The unit
also has a fully equipped kitchen with microwave, range-oven,
dishwasher, refrigerator w/ice maker and washer/dryer.

This luxurious, smoke-free and pet-free condo has Travertine tile
floors, carpeted bedrooms and luxurious furnishings. The Master
bedroom is furnished with a King size bed, the second bedroom has a
Queen bed, and the 3rd bedroom is a bunk room with a twin-over-full
bunk bed. Every room has a TV, and there are two DVD players and
high-speed internet as well.
Private screen porches bring the pleasing sounds and scents of nature
even closer. From the protection of your porch, the great outdoors can
be enjoyed without inconvenience.

Several outstanding restaurants are within 5-10 minutes walking
distance. Bike rentals are available nearby, with dedicated bicycle
paths, permitting safe and easy access to shops, restaurants, and
other sites. The towns of Seaside and Watercolor are located just to
the west of Seagrove Highlands, and Seacrest and Rosemary Beach are
just to the east. You are also within a 30 minute drive to Destin and
Panama City. The Silver Sands Outlet Mall, one of the largest in the
US is just a 20 minute drive.

If you want to enjoy the beach more than once each year, you can buy a
FRACTIONAL OWNERSHIP at this lovely condo. Each fractional owner can
enjoy four weeks each year, once per quarter on a rotating basis. At
a sales price of $45,900, and with the annual expenses divided among
the owners, a beach second home is now affordable. And as the
property values continue to increase, your investment will increase as
well!! This is not timeshare! You and 12 other people/couples will
completely own the condo. Your “share” of the ownership is 1/13th.
This share becomes your asset, which can be sold and is part of your
estate. The rotation of usage works like this. If you bought the
first share, you would have the first week of January, April, July and
October. The weeks run from Friday to Friday. The next year, you
move forward one week, so you have the second week of January, April,
July and October. It keeps rotating each year. Estimated monthly
expenses include HOA fees, utilities, taxes, insurance, cleaning
service, and a reserve fund for future needs. Currently we estimate
each share will pay approximately $105 per month. If you choose a
share and one of the weeks is already rented, then you can keep the
net rental for that week or use the condo a different week if it is
