South Fort Myers, close to exclusive Sanibel & Captiva Islands,
North Naples, Everglades and Fort Myers Beach.


Our 3 bed/2 bath stylishly furnished lakeside home with private
pool. Enjoy the peaceful lake views from the pool deck. Located on
the exclusive Wellington community. The home is just a short 10-
minute drive from the magnificent Gulf islands of Sanibel & Captiva
and the beaches of Ft Myers. Local shopping malls are 5 minutes
away. The home is fully equipped for your vacation, a larger than
normal living area comes with TV/VCR & Play station II. The master
suite has en-suite bathroom, king bed and TV/VCR. The second bedroom
comes with a queen bed, and the third bedroom has two single beds.
The home also features a convenient “Pool Bathroom”. A fully
equipped country kitchen, and laundry room round of this luxurious
lakeside home.

Sanibel/Captiva has its shelling and out-island charm, Ft. Myers has
its history, North Ft. Myers has its diversity, but Ft. Myers Beach
is where the action is. This is where you'll find a more typical
beach lifestyle of sun tanning, tee shirt stores, great restaurants,
and browsing in wonderful shops.
There's no mystery behind the moniker "Florida's Tropical Island
Getaway." The natural environment of the Ft.Myers Beach area is a
haven for Floridians and visitors from across the United States and
abroad.

Here you can experience the magnificent natural beauty of old
Florida on the Gulf of Mexico while taking advantage of the active
and invigorating atmosphere.
There are many destinations throughout the Lee Island Coast, each
offering a variety of natural and historical attractions as well as
endless sports and recreational activities.

Fort Myers Beach is family oriented and affordable, and is the

Ft Myers Beach Area.

ENTERTAINMENT & EVENTS
The Beach hosts an annual Sand sculpting Contest in November and the
Shrimp Festival in March draws thousands to the Blessing of the
Shrimp Fleet. A 5-K run precedes the event.
A July 4 Fireworks Display and Old Fashioned Family Day sparks the
annual Independence Day Festival.
Golf tournaments, Taste of the Beach, Annual New Year's Eve
Celebrations, Offshore Powerboat Races and other sporting events
liven life on the Beach.
Santa rides his boat along the Shoreline in the Christmas Holiday
Boat Parade. A Christmas light decoration contest for homes,
businesses and boats is included in the festivities.
Facilities that provide entertainment for the whole family include
the Fort Myers Beach community pool (open to the public) and the
Beach Movie Theater.

PARKS & PLAYGROUNDS
Lynn Hall Memorial Park provides bathhouses and parking for
beachgoers and people fishing from the 600 foot fishing pier.
Balls bounce around the basketball, tennis and volleyball courts at
Bay Oaks Recreation Center.
Lover's Key State Recreation Area shelling rivals the neighboring
island of Sanibel. Trams ferry visitors over Oyster Bay to Lover's
Key Barrier Island. Visitors can rent kayaks and canoes and tale
boat tours of the area. Picnic areas and barbecue grills are
conveniently located along the Lover's Key beaches.
The natural environment of the 16- acre Bowditch Point Park at the
tip of Estero Island nourishes nature walkers and picnickers.
The Matanzas Pass Wildlife Preserve, featuring an historical
restored cottage, nurtures 42 acres of wilderness and provides
sanctuary for native plants and animals. Boardwalks and bridges over
trails allow visitors access to a pavilion along Estero Back Bay
where birds such as ospreys and pelicans fish. People in fishing
boats also cast their line in search of supper.
The Islands of Sanibel and Captiva
Sanibel is one of the unique barrier islands of the world, having an
east-west orientation when most islands are north south. Hence, the
island is gifted with great sandy beaches and an abundance of shells.
There are a few rules that keep our beaches pristine. Pets on
Sanibel must be leashed, and should be cleaned up after. Captiva
beaches do not allow pets. Alcoholic beverages are prohibited
November through May. No open fires and no collecting of live shells
please.
Basic restrooms are located at all public beach accesses. Some have
picnic tables, all have handicap parking. Mobile food stands sell
snacks at a couple of the beaches, but you won't find much
commercialism. Parking at Sanibel and Captiva public beaches costs
$2.00 an hour.
Causeway Beaches
Great for swimming, fishing, windsurfing and picnicking. Pull your
vehicle right to waters edge. There is no fee when you park on the
causeway beach. Located along both sides of the road. Restrooms are
available.
Lighthouse Beach & Fishing Pier
This is the site of our historic functioning lighthouse. Located on
the eastern tip of Sanibel, wrapping around to the bay side. This is
where the t-dock-fishing pier is and a boardwalk nature trail
winding through native wetlands. Turn left on Periwinkle Way from
Causeway Road.
Gulfside City Park
Picnic tables and shady pines welcome you, located mid-island on
Algiers Lane off Casa Ybel Rd. Mid Island

Tarpon Bay Beach
Easy parking for recreational vehicles, and a short hike from the
parking lot to the beach. Located at the south end of Tarpon Bay Rd.
at West Gulf Drive. Mid Island
Bowman's Beach
Pristine and quiet, you won't find any hotels here. Park and walk
over a bridge to secluded white beach. There is an outdoor shower
located at this beach. This is the only beach with barbecue grills.
Located off Sanibel-Captiva Rd., turn left on Bowman's Beach Rd. Up
Island
CAPTIVA
Turner Beach (Blind Pass)
Located on both the Sanibel and Captiva side of the Blind Pass
Bridge, this beach is popular with shellers and fishermen. Signs
warn against swimming because of the swift currents. Located on
Sanibel-Captiva Rd. at Blind Pass Bridge.
Captiva Beach
A great place to watch the sunset. There are no restroom facilities
here and parking is very limited. Located at the end of Captiva Dr.
Parking is free.



 

     Rates 



All of our Florida vacation homes are privately owned and located in good quality residential areas. Clients who choose to rent one of our homes are embarking on a self-catering Florida vacation and should understand that they will not be staying in a hotel style environment. Adjoining homes will in most cases be occupied by full time residents and we ask that you respect their privacy. The style, content and design of each property will vary but in all cases will be in good condition, clean and well equipped for your vacation. All homes contain the following as a minimum: Air-conditioning, Fully equipped kitchen, Washing Machine and Clothes Dryer, Cable TV, Telephone with free local calls, Double Garage. Villa layout: Three Bedroom Home: Master En-Suite with either a King or Queen Size Bed, Second Bedroom with a Queen or Double Bed, Third Bedroom with Two Twin Beds. Second adjacent Bathroom. Living Room, Dining Area, Kitchen with Breakfast Area. Four Bedroom Home: Additional Bedroom with Two Twin Beds, extra seating and a third Bathroom in some Villas. Pool Area: Normally a 12ft x 26ft or 28ft irregular shaped pool and patio area. Three Bedroom homes have two sun loungers and six chairs with a patio table. Four Bedroom homes have two extra sun loungers Executive Homes. In addition to the above our Executive homes have: A larger home with Lake or Preserve Views, Play Station 2 in the Family Room (Games and DVD's can be hired from your local Blockbuster). Television in the Master Bedroom(s) . Three bed homes have Four Sunloungers in the pool area. Five Bedroom Home: Two Master En-Suite Bedrooms with Television, Third Bedroom with Queen Size Bed, Two bedrooms with Two Twin Beds, Third Bathroom, Powder Room, Family Room, Dining Area, Kitchen with Breakfast Area. Six Sun Loungers. Our five bedroom homes may be built on two levels. Maximum Occupation. A holiday is an occasion for relaxing and we do not subscribe to the pack them in mentality of some tour operators. The maximum occupation allowed is: 3 Bed - Six Persons, 4 Bed - Eight Persons, 5 Bed - Ten Persons, plus one extra Child under the age of ten. None of our homes have sleeper sofas but a Cot or Rollaway Bed can be provided at extra cost. Security Deposits. As previously mentioned the few spoil things for the many and we have to protect our homeowners investment. We are required under Florida Statute to keep guest records and upon check-in you will also be asked to give a credit card imprint, however no money will be taken from this card. Late check-ins are required to return to our local office the following morning to complete registration procedures. If any damage is detected upon departure we will write and advise you of this, plus the cost of repairs. Arrival and Departure. Obviously we need time to clean your home thoroughly and this can take some time. Check-in time at your home is not before 4.00pm and we ask you to leave by 11.00am on the morning of departure. During off-peak periods we may be able to arrange a later check-out time but cannot confirm this until two days before departure. Swimming Pools. Pools are cleaned weekly and no responsibility can be accepted for dust or dirt entering pools between cleans. Some of our pools do have automatic cleaning systems and a net and brush are provided for all pools. Pool heating is of a domestic nature and to an extent dependent upon the ambient air temperature, therefore it is impossible for us to guarantee pool temperatures. All pools have some form of heating and there is no charge for solar heating. Gas and electric heating can be turned on at an extra cost by contacting our local office, or by advance arrangement. Smoking. All of our homes are designated NO SMOKING and residents who do smoke run the risk of paying heavy cleaning bills to get rid of smoke and ash that has permeated the furnishings. Equipment Failure & Insect Problems. We cannot be held responsible for any equipment failure in the home, provided that we arrange repairs in a timely manner. If repairs cannot be effected to major household services such as power or water supply and air-conditioning within a reasonable amount of time we reserve the right to move you to another property within the same geographical area. If this is not possible our total liability shall not exceed the amount of one full week rental payment. Florida is semi-tropical and insects are a fact of life. All our homes are treated regularly with insecticides and the residue of these treatments may leave some dead insects on the floor between cleans. This is not a sign of a house being infested but rather that the treatment is working. Claims for Compensation. Any fault with the property or surrounds must be reported to our local office immediately and we must be given the opportunity to correct the problem directly. No claims for compensation of any kind will be entertained if this procedure is not followed. In the unlikely event that a problem cannot be satisfactorily resolved the client must obtain an incident report number which will serve as proof of a complaint being lodged. Without an incident report number we will not enter into further correspondence concerning a claim. In the event that agreement concerning compensation cannot be reached the laws pertaining to the State of Florida shall prevail. All of our properties are independently owned and whilst it is not our policy to change the address of a home once a booking is confirmed this may occur through circumstances beyond our control. In this event we will offer you a like or better model home within the same geographical area. Payment & Cancellation. An initial deposit of $250.00 is payable upon reserving a home and the balance is due upon the date of occupation. The final balance shown on your invoice will be deducted from the credit card used at the time of booking. If you wish to use an alternative card please email us at gary@univac with new credit card details at least ten days prior to the date of occupation. Cancellation of your reservation can be made up to 30 days prior to the date of occupation without further cost and we will refund 50% of your deposit. Payment is due in full for all 'no shows' and cancellations made within 30 days of occupation of the property. You are strongly urged to take out travel insurance to protect you against unforseen circumstances that could result in you cancelling your vacation. Cancellation procedure: If you are forced to cancel your vacation please email us at gary@univac we will then email you back with a cancellation number. This ensures that all relevant parties are aware of the cancellation. Unless a cancellation number is issued we do not consider the cancellation in effect and final payment will be required. Additional Items Cots, High Chairs, Rollaway Beds, BBQ's can be hired upon check-in or by prior arrangement. Maid service is not included but local cleaning during you stay can be arranged locally if required.
