There’s private beach access through a 20 ft rod iron gate which has
an outdoor shower area. We can offer beach chairs, tables, and
umbrellas along with, beach volleyball, kayaking, diving, (scuba
certification can be arranged) and of course there’s the Surf.

Some of the best surf spots on the west coast and in Rincon, are
located right in front of the Villas. We are in front of Pistons,
with Dogmans and Tres Palmas to the left and Middles, Maria's, The
Point and Indicators to the right. It doesn't get any better for
water sports in the Caribbean, Deep Sea Fishing and Scuba Diving
charters can be arranged for your ultimate pleasures through local
operators..

The Grounds of the property consist of a circular driveway with an
entrance and an exit that allows you easy access to your vehicles.
You can wander through the grounds and explore the exotic gardens.
The landscaping was designed to give guests the ability to
experience the natural floral of the Enchanted Island of Puerto Rico
and other tropical places throughout the world. Feel free to smell

SEASONS GUESTS DAILY WEEKLY NIGHTLY Rates are determined by number of guests and bedrooms desired & start at $250 per night for 1-2 guests in the Main Villa downstairs master or the 1 bed, 2 ba Guest Villa, add $100 per person per night !!!!! 3 day minimums On season / Oct 30 - Apr 30 Off season / May 1 - Oct 29 Dec 18 - Jan 11 Entire Villa Compound N/A $7.800.00 7 night min Available for Weddings,Large parties, Corporate Events, etc. The Villa/Estate will accomandate up to 300 guests. Call for pricing !!!! Guest Villa is not booked separately,only with the Main Villa booking! Owner/caretaker maintains office in 3 car garage below Guest Villa !!! Owner lives in Guest Villa when not booked with Main Villa !!! DEPOSITS: $500 required for all bookings, $1000 required for events ! PAYMENT POLICIES: All Credit Cards are accepted throgh Pay Pal MASTERCARD,VISA,DISCOVER,AM/EX We require 50% deposit to secure your reservation within 90 days, and expect the balance (including deposits) 30 days prior to arrival. CANCELLATIONS: If ninty or more days notice is received, 10% of the rental shall be retained. If there is less than 90 days notice, 20% of the rental shall be retained ONLY if the unit is subsequently rented. If we cannot rent the unit, we shall retain the entire deposit. Written notice must be received by owners or by certified return receipt mail. ARRIVAL/DEPARTURE: Check-in 3:00pm Check-out 11:00pm Depending on your situation check-in & check-out times can be flexable TAX: 7% room tax is not included in the above rates!
