All is Best is located on the biggest lake of the Unesco World 
Heritage Rideau Canal System . Tthe lake is 31km long by 6 km wide. 
The clean water  is more than 120m deep and a famous international 
paradise vacation place. The property is a set of three islands 15 
min boat ride off Portland, Ontario. Situated 1 hour and half South 
of Ottawa and 3 hours Northeast of Toronto., A selective 
International vacation destination with many attractions and places 
to descover. Since 1920, our family has contributed to preserve an 
exceptional set of islands superbly located in the center of the 
desirable Big Rideau lake. On the main island is a magnificient 
Victorian style house built in 1990 by reknown architect Julian 
Smith. It offers all the confort to accomodate 10 to 12 guests in 
three buildings. Ambassador to the highest standart of Canadian life,

All is Best built on a perfectly situated island of 6 acres with many 
trails to enjoy the site. It is set with three buidings: the main 
cottage, the guest house and the boathouse. Big Rideau Lake goes down 
to 300 feet and offers a perfectly clean water to swim in with 
temperatures in the mid 20 degres celsius in mid summer. Two small 
islands off the dock are nice destinations for swimming and canoing.

We have 6 bedrooms, 4 bathrooms, electric heating in every room and 
air conditioning in 2 bedrooms.. All rooms are equipped with ceiling 
fans. 

The main cottage is 2000 sq feet is on two levels. On the main floor: 
typical antique pine dining room for eight and an extra table for up 
to 6/8 children; nice and cosy living room with fire place; two piece 
bathroom with washing machine and dryer: medium size kitchen with two 
stoves, two piece fridge and most of the equipment to please a 
profesional chef. A great screen verandah for early season or a great 
evening view. On the wrap around open verandah, there is a table for 
six plus many tables and benches to have a leisurely lunch. The 
second floor is all air conditioned: the large master room with 
cathedral ceiling has a queen bed and a spectacular view over the 
lake: the second bedroom with two siggles beds and a desk for drawing 
or writing; the study with a desk, a library, and a computer (note 
the internet is phone connected and we advise you to bring your 
blackberry or equivalent for business use), magnificient  5 piece 
bathroom with very large tub.

In theunfinished basement, we have another fridge, a large freezer 
and food storage capacity. The main house has two water heaters, well 
water with a salt softener and every room is equipped with ceiling 
fans. 

The little cottage is 1000 sq feet . On the main floor is a 
confortable and large guest bedroom with queen bed desk and an 
ensuite bedroom with bunkbeds and a 3 piece bathroom with nice 
shower. A very small 3 piece external bathroom accomodate a small 
bedroom located on the second floor of the guest house accessible by 
outside stairs. 

Finally the boathouse with many docks and a 600 sq feet large bedroom 
on the second floor with a double bed and a sofa bed. The room opens 
on a balcony overlooking the lake which offers a superb view 
especially in the morning. There is no bathroom with this bedroom.

The island's primary large dock is located on the South shore of the 
property, close to it, is a nice sandy beach to be complety enjoyed 
after July 15th when the water starts to go down. Another dock on the 
east shore is there to enjoy the view and the boat house on the North 
West offers another point for swimming when the south wind becomes 
stronger. A nice trail system allows you to walk around the island in 
about 20 min and enjoy the vistas from different points of the 
island. 

On the lawn, children can play with the trampoline while parents can 
challenge themselves at a croquet tournament. Badmington is another 
sport often played. Fishing on the Big Rideau Lake attracts 
specialists from all over the continent.. Trout, bass, and pike to 
name the most common ones, can be found. You need to bring your own 
fishing equipment. 

With weekly reservations, two small engine boats will be included 
(40HP and 5HP) and a nice kevlar modern canoe. Sailing can be 
arranged under my supervision prior to arrival and in accordance with 
my schedule.   For water skiing, boats can be rented from Len's Cove 
Marina or Bayview Yacht Harbor both near by. 

We do not have a TV , in fact we consider it is really not necessary.

All house linen and all tableware are complete as it is a family 
cottage. We will expect you to treat it with all the care we do. 

A small supermarket and a liquor store are located in the village of 
Portland.

This is a private family cottage and should be treated with the same 
respect as if you were looking after a friend's or relative’s house. 
Please leave our country home in the same condition as you found it, 
that is leave it neat, clean, and orderly. Leave it as you would like 
to find it. Maximum occupancy on the property at any time is 12 
persons. Application and rental agreement, once accepted by both 
parties, forms a legal contract. Please read and understand it before 
signing your acceptance. 

Prices: 

                                    Peak season from June 15 to 
September 15 full week rental (7 nights) is Cad $3,800

                                   Two nights week end (Friday and 
Saturday) during peak season is Cad $2,500

                                   Three nights holliday week end 
(Friday, Saturday and Sunday) during peak season is Cad $ 3,000 

                                    Spring and Fall season before and 
after peak season, weekly rate is Cad $2,500 (7 nights)

Check in time is 4pm and check out time is 11am to allow inspection 
and cleaning. This timing can be changed for week end only rentals 
prior to acceptation before contract agreement. 

Security deposit of Cad $2,800 is required on contract signature to 
be held until clearance of damages inspection and telephone bills. 
All damages will be charged at cost.

                         -arrival and departure boat ride from 
Portland to All is Best 

                                 -a 14 feet floatboat with a recent 4 
stroke 40HP engine to accomodate 4 adults or 6 children* 

                                 - a small alluminium boat for two 
with a 5HP engine*

                         - a 16 feet kevlar canoe

                         - Canadian approved life jackets 

                          -linen and kitchen equipment 

                          - hydro, well water passed through a salt 
softener

                          -many oudoor games (croquet, large 
tranpoline, badmington, floating devices, ect..) and boards games, 
many books on different interest in English and in French 

Not included:

                          -fishing license to be purchased at the 
village of Portland

                          - larger boat can be rented at Lens Cove 
Marina in Portland and are subject to availlibility, specially for 
water ski boats 

                          - each boat will be full of gas, a gas 
station is located on the lake at Lens Cove marina and filling will 
be at your charge. Boats should be filled up before departure as 
well. 

Basically we will leave to you this nicely maintained house clean and 
in good working order. We will only remove our personnal belongings 
and you will be free to use all the potential of this rare property. 
Your responsability will be the same as in any rental or hotel.
