The Studio and The LightHouse are two very unique ocean front
boutique cottages on the beautiful Oregon coast about two hours from
Portland. Here in the village of Manzanita you'll find all the
amenities you need within close walking distance. The seven mile long
beach is only steps away to provide endless exploration, without the
crowds of larger coastal towns. 

The Studio is a two story cottage with a wood burning stove and
window seat (twin bed) downstairs & loft bed upstairs. A kitchen area
with a two burner hotplate and bar size refrigerator offer ample
amenities for cooking meals. Two chairs upstairs provide a birds eye
view out to the ocean and down the coast. An outside deck extends from
the second floor for ocean views and relaxation. A second story bath
provides a sink and shower.
The LightHouse is a two story cottage wherein the top floor has
a standard bed and over sized bath with tub. The kitchen has a gas
stove, refrigerator and ample dishes. An outside deck provides a
relaxing place to take in the sites and sounds of the ocean. 
For guests wanting more space, The LightHouse - First Floor is
available as an addition to the top floor for an incremental charge
and provides an over sized room with queen bed and bath with shower.

Cottage Rates
Two night minimum. Rates for The Studio & The LightHouse are based on
2 people and range between $135-$150. An 8% Lodging Tax will be added
to your Reservation Invoice along with a $35 per visit cleaning fee
(The fee for The LightHouse First Floor is $15). NOTE: The LightHouse
- First Floor is ONLY AVAILABLE as additional space to the same party
reserving The LightHouse and has a fee of $75.

Pets
Your well mannered Pet lodging fee is $10/night per pet (if you choose
to bring them), with a maximum of two pets (some exceptions made for
small pets). We assume you will be responsible for any damages and for
the conduct of your pet in the community of Manzanita and on the beach

The cottages are kept exceptionally clean of pet hair, etc. so no
worries if you are not a pet owner.

Deposit
A $130 - $150.00 (one night) holding deposit is required to confirm
your reservation. Balance of payment is billed 14 days prior to arrival.

Cancellation Policy
Deposits are fully refundable prior to 6 weeks of arrival. If you
cancel within 2 weeks of the arrival date, we must first re-rent the
unit to another party before any refund will be made. If we are able
to re-rent, we will then refund your money, less a $25 processing fee.
No refunds for early departure.

Holiday Periods
Memorial Weekend, Fourth of July, Labor Day Weekend, Thanksgiving,
Christmas, New Years, Presidents Weekend. May require a 3 night
minimum stay.

Extra Cleaning
If extra cleaning is required, there is an additional $30 charge.

Smoking
The Studio & The LightHouse are strictly non-smoking inside. If smoke
is detected in a unit, a $100.00 cleaning fee will be charged to the
occupant.

Key Return
There is a $25 fee for each key not returned.

Damages
You are responsible for all costs resulting from damage to the cottage
during your stay. Damages are billed to your credit card.

Refund Policy
Please be aware that no refunds for late arrivals, early departures,
poor weather, and acts of nature, etc.

Housekeeping
As a vacation rental, please bring your own sheets, pillowcases,
towels and toiletries. The LightHouse has a full-size bed. The Studio
loft is a full-size bed and twin size day bed. The optional LightHouse
- first floor has a queen size bed. There will be no housekeeping
service during your stay.

Community
We know that you will join us in respecting our friends, the full-time
residents of Manzanita.
