Our villa sleeps 8 people and there is a cot for the little one.  
Accommodation consists of a formal lounge/dining room, large family 
room ,fully equipped kitchen and utility room, Outside there is a 
caged 28ft x 14ft swimming pool, gas BBQ and gardens enclosed by a 
wooden fence thus providing complete privacy. There is free high 
speed internet access and free local telephone calls.

The property has air conditioning/heating. There is a no smoking 
policy within the villa.

The Family Room 

Here you will find plenty of comfortable seating. The entertainment 
unit houses a large flat screen TV providing over 300 channels, DVD 
player and music centre. 
We provide DVDs, a small library of books and cards and games for 
all 
the family. A ceiling fan provides extra comfort. Patio doors lead 
directly out to the pool area.

The Kitchen

The kitchen is more than adequately equipped. We provide an electric 
hob and oven, microwave oven, fridge/freezer (with ice making 
facilities),dishwasher, coffee maker, juicer and blender. There is 
more than enough china, glass ware and cutlery for 8 guests. Plastic 
ware is provided for use around the pool. Other utensils etc include 
bake ware, saucepans of various sizes, fry pans, bowls, casserole 
dishes and BBQ equipment. A table and chairs provides an area for 
informal dining.

The Formal Lounge/ Dining Room

This area has more comfortable seating and a large dining table that 
will accommodate 8. We provide a high chair  for small children. 
Another flat screen TV is situated in a smaller entertainment unit 
so there is no need for arguments as to what to watch  after a long 
day at the parks.

The Bedrooms.

The Master Suite has a king size bed with a new pillow topped 
mattress so you are sure of a good nights sleep. There is a large 
walk in closet with plenty of clothes hangers. Plenty of drawer 
space is also provided.. There is a ceiling fan for added comfort  
and also a TV.
The en-suite bathroom consists of a bath with overhead shower, W.C. 
and twin wash basins.

The Second suite has a new queen size bed, again with a pillow 
topped mattress. A double built in wardrobe has plenty of space for 
clothes with a good supply of clothes hangers. Drawer space can be 
found in the chest of drawers and there is a TV.
The en-suite consists of a bath with overhead shower, W.C. and wash 
basin with cupboards underneath.

The Twin Rooms

One is themed around golf, the other around Disney. Both have full 
equipped built in wardrobes, drawer space and TVs

The Family Bathroom

This bathroom is situated very close to the twin rooms and consists 
of  bath with overhead shower, WC and basin with cupboards 
underneath.

Hair driers are provided in all bathrooms.

The Utility Room

Here you will find a very efficient washing machine, which will 
complete a wash in half the time it takes at home, a large tumble 
drier, iron and ironing board, laundry basket and clothes airer. 

The Pool and Deck

Our large pool (28ft x 14ft) is completely private and faces SW so 
gets the sun almost all day. Heating can be provided during the 
winter months for an additional charge.

To help keep the children amused there are several inflatable toys.

We supply sun loungers, a large table with chairs and parasol. 
Outside lighting has been installed for your comfort in the evenings.

In the garage,we have a games room with air-hockey,table tennis and 
darts plus a treadmill.

Only 12 minutes from DisneyWorld,Hampton Lakes is ideally located 
for everything Orlando and Kissimmee have to offer.The community 
itself is well maintained and quiet but boasts a swimmimg pool(not 
heated), tennis courts, basketball and volleyball and a children's 
play area.
Nearby are numerous golf courses,shops (including a WalMart 
superstore), restaurants and banks. 

Rates vary according to Season but range from £400 to £550 per 
week.Pool heating at no extra charge!!
A non-refundable booking deposit of £125 per week is required with 
balance due 10 weeks before the stay.A security deposit of £100 is 
also required but this will be returned within 10 days of the end of 
the stay subject to the usual checks for damage/breakages.
Discounts of upto 20% are given for late bookings and long stays.
A "Welcome Pack" can be provided for a small charge.
