"The House the Mouse would stay in" is a Luxury villa located in the 
gated community of "The Reserve at Town Center" Resort in 
the "Champions Gate" area. 

Located just 5 minutes from the I-4 Interstate and 
10 minutes from Disney World, it's the ideal location for visiting 
Central Florida.

The villa is 1800 sq ft single story. Ideal for a large family or 
more than one family and for those with disabilities.

This impressive 5 bedroom villa has 2 master suites both with 
ensuite bathrooms. A third bathroom is located by bedrooms #3, #4 
and #5. The master bedrooms both have a queen size bed. Bedroom #3 
has a full size bed and bedrooms #4 and #5 have two twin size beds 
each. All linens and towels are provided.

WiFi internet access free for guest use.

The living room has a queen size sleeper sofa, TV, DVD, VCR and 
AM/FM Stereo/CD player.

The full service kitchen has a stove,Hob, refrigerator, dishwasher, 
microwave, coffee maker,crockpot,iced tea maker and toaster. Dishes 
and utensils provided. 
There is a table and chairs that seat four in the kitchen along with 
a dining table that seats 6 in the dining area. Breakfast bar seats 
an addtitional 2 guests. There is also a high chair provided if 
needed for the younger guests.

Laundry facilities include a full size washer and dryer. There is 
also an iron and ironing board available for guest use.

The covered lanai with ceiling fan and light overlooks the pool and 
pond. It has a table and chairs and 3 lounge chairs. The 30ft heated 
pool is South facing so you get the most sun and with the pond in 
behind the villa there are no direct rear neighbors. The entire 
pool area is screened in to keep the bugs out. All doors leading to 
the pool area are alarmed and there is a child safety fence in place.

The game room is equipped with a pool table, foosball table and dart 
board. There are also assorted movies,toys and games for kids and 
adults.

Payment Methods Accepted:  Check or money order. Credit cards 
payments via Pay Pal add 3% contact owner. 
Full payment must be recieved 45 days prior to arrival. Less than 45 
days payment must be made at time of booking.

Deposits:  A deposit of 20% or $300 which ever is greater to reserve 
the villa and must be received within a week of booking. 
A security deposit of $ 250 must be submitted with final payment. 
The security deposit will be returned via mail after the villa has 
been inspected by the managemant company and found to be in the same 
condition as when you arrived. ( i.e. No damage or missing items)

Cancellation & Return Policy: Any cancellations of a booking by the 
client must be in writing and is subject to the following charges. 
More than 45 days full refund minus deposit. 44 to 30 days 50% 
returned. Less than 29 days no refund.

Fees & Taxes: Florida taxes of 12% included in price. 
Bookings less than 7 nights incur a $ 100 cleaning fee. 
Optional pool heating of $ 20 per night booked. Recommended October 
through March
