This fully-furnished home has a 12 ft. wide wrap around deck with 
patio furniture, barbecue grill, and hot tub.

  
The upper floor has a two bedrooms (king & double) and a bathroom.  
Downstairs there is a large living room with pellet stove, full eat-
in kitchen,  bathroom and bedroom with queen bed.

  House-trained pets are welcome.  There are two doggie doors....one 
to the fenced back yard and the other to the acreage.

An unforgettable visit to colorful Colorado awaits you here in the 
beautiful Rocky Mountains....the quiet mountain mornings....the 
breathtaking sunsets...the sweet butterscotch aroma of the ponderosa 
pines....sitting in the hot tub under the stars....breathing in the 
peace.....oh yes, and expect visits from the local 
wildlife....bunnies, chipmunks, hummingbirds, elk, deer, etc.

The cabin is fully furnished with towels, bath soap & 
tissue,filtered drinking water, 
linens, dishes, VCR, DVR, BBQ grills (one gas, one charcoal), 
microwave, dishwasher, washer/dryer, 
direct TV, and local phone with unlimited long distance within the 
USA & Canada.

This cabin is just 12 miles from beautiful Estes Park, gateway to 
Rocky Mountain National Park and Trail Ridge Road, the highest 
continuous highway in the USA!  Estes Park also offers many unique 
gift shops, festivals, hiking & rock-climbing oportunities.

Cabin is available June through October.  
Reservations will be done in full week blocks only, 
Saturday to Saturday.
  
All rentals require a 50% deposit within 10 days of booking.  
The balance is due 60 days prior to check-in date.
All reservations made within 30 days of check-in 
require payment in full.
We accept cash, checks, & travelers checks.
  
Check-in 4:00 p.m./ Check-out 10:00 a.m.
  
Late check-out is not permitted in order to allow time for cleaning.

REFUNDS/CANCELLATIONS
Full refund of deposits will be made with at least 60 days 
cancellation notice prior to check-in date.
Any cancellations with less than 60 days notice are subject to 
forfeiture of all deposits and payments received.
There will be a $50 cancellation fee for all cancellations.
  
NO REFUNDS WILL BE GIVEN FOR LATE CHECK-IN 
OR EARLY CHECK-OUT.
Please notify us of any additional guests you are bringing 
who were not listed on the reservation.
 
The home will be cleaned before your arrival.  We do not provide 
housekeeping servies during your stay.

  
This is a NON-SMOKING home.  

Please limit your smoking to outdoors, 

and PLEASE dispose of smoking materials safely 

to protect our precious natural environment.
