This duplex has its own special charm and energy that is a warm and cheerfully inviting place to relax in nature, but still be in the heart of South Austin (78704) and urban convenience. A half acre of private greenbelt and seasonal creek creates a tree house feeling of being in a wooded oasis amongst an urban surrounding. A spacious 1400 sq feet, 2 story duplex nestled in the trees, with a large private deck, and upper balcony. It has 2 private bedrooms. There is a full bath upstairs with 2 sinks and a half bath downstairs. The living area has windows looking out on private deck and overlooking the creek. It has a fire place and comfortable furnishings, A large den / dining room to sit around a table to enjoy a meal with family and friends, or hold a workshop. This room can be partitioned off for more sleeping arrangements when privacy is not an issue. This is a laid back environment that is smoking friendly, enjoy the sights and sounds of nature sitting out on the deck, balcony or out front on the shade covered patio that has an outdoor kitchen for grilling, taking a siesta in the hammock, gazing at the moon, or enjoying a smoke. Big dog's are most welcome too! This private duplex is available for you to have a refreshing alternative to experience the true and authentic Austin.

We have the convenience of easy access to events and attractions but in addition a peaceful tranquil haven to relax and unwind. Easy access that is only minutes away from Town Lake, the Convention Center, Auditorium Shores, 6th St Nite Life, Congress bridge where the bats take flight, SoCo distric, St.Edwards University, the Capitol, TX Museum of History, UT and LBJ Library. We are just blocks away from the hike and bike trail, Barton Springs and Umlauf Gardens. It is in walking distance to music and food: the famous Broken Spoke, Alligator Grill and live music, the famous Maria’s Taco Express, Kirby Lane Café open/ 24 hours, Mr. Natural’s Health Food Restaurant, El Rancho Mexican food, China Inn, Thunder Cloud Subs, 7/11, and Chris’s Liquor. To buy groceries close there is a gourmet Central Market grocery store, Sun harvest for natural foods, or the 24 hour H.E.B. We are close to Ben White 290, Hwy 71, Oak Hill, Mopac loop 1, Take the 360 bridge and you can be in North Austin in 15 minutes. Austin Bergstrom airport is located 25 minutes from the property and only 20-30 minutes from Lake Travis (depending on traffic).



 Rates 



A two night minimum: 2 people: $175/night $900/wk, $2,200/mo. 3-4 people: $250/night, $1250/wk, $2,500/month. For additional people (adults) add $25 per night. Sales tax is charged for nightly and weekly rentals. $250 refundable deposit, monthly stays it is a $500 deposit. All deposits are totally refundable after the renter and owner do a walk thru and the house is in reasonable order. $100 per pet will be add to the deposit. $100 fee for clean up for extended stays and/ or parties. $150 fee for clean up for extended stays with pets. Payment must be paid upfront by cash, money order/ Visa/Mc credit cards, or Pay pal.
