This spacious 3 bedroom air conditioned pool villa lays in an 
established controlled quiet residential community called Indian 
Ridge on the outskirts of Kissimmee just 4 miles southwest of Disney 
World near highway 192 and Interstate 4 with quick and simple access 
to both Orlando and Sanford airports.  It is ideally located for 
those who wish to visit the main theme park attractions, golf 
courses, lakes, east or west coasts yet with the peace, quiet and 
privacy for those who may just wish to relax in the sunshine by the 
pool.

The large en-suite master bedroom looks out to the pool, with 
American King size double bed, TV and walk in wardrobe.  There are 
two other double bedrooms, one with American Queen size double bed 
and the other with twin single beds, both share the second bathroom 
leading that leads on to the pool.  It is ideal for 6 persons but 
can sleep 8 by use of the double ‘Put You Up’ sofa in one of the two 
large lounges, which can be used as a 4th bedroom.  A cot and high 
chair are available for a baby. Both lounges are comfortably 
furnished with TVs, a DVD and a portable audio unit. There is a 
fully equipped kitchen, breakfast area, formal dining room and 
laundry room. A hair dry is also provided in the bathroom.

The 32x16 ft pool and a separate Spa are set in a south facing 
spacious screen enclosed white pool deck surrounded by open lawn and 
backing on to woodland giving plenty of space to relax in privacy on 
the comfortable sun beds and chairs.  In the cooler months the pool 
can be gas heated on request for a cost cover fee.  

This self-catering holiday is home from home; just bring your 
toothbrush, your cloths and a camera to capture every special 
moment.  Your food, drink and toiletry requirements can be purchased 
close by on or just off highway 192, where there are a variety of 
supermarkets, shops and eateries, some 24 hours like Walmart super 
store or IHOP diner.  Before you arrive the villa will be cleaned, 
beds for 6 will be made up and an initial supply of hand soap and 
toilet rolls will be provided.  All other provisions and cleaning 
are down to the guests. The phone provided can be used to make free 
local calls and chargeable long distance, international or mobile 
phone calls through a credit/debit card account.

The property is protected and monitored by a Security Company 
against unauthorised access.  A personal property safe is available 
in the villa for hire locally using a debit or credit card.

Rates to rent our Villa in 2008  (minimum booking value £199/$395, 
maximum of 8 persons).  Discount of 10% off nightly rates for stays 
of 6 nights or longer.

Rates are inclusive of all guests, 13% Tourist & Sales taxes, and 
standard exit cleaning charge.

Extras: Pool heating, recommended October to March, £15/$30 per day 
(5 days minimum) to cover cost.  Cleaning, if you request a clean 
during your stay, a minimum charge of $65 will be payable locally.  

Payment: A 10% deposit is required at the time of booking with full 
payment and security deposit due 10 weeks prior to start date of 
booking.

A refundable £125/$250 property loss/security deposit is required 
with final payment.  This will be refunded within 28 days after the 
rental period but subject to notified deductions where there is 
accountable property loss, damage, additional cleaning or unpaid 
charges/fees. 

Cancellation within 10 weeks of the start of the rental, only the 
property loss/security deposit and pool heating payments will be 
refunded.  A full refund of all monies paid will be made where the 
cancellation is received more than 10 weeks in advance of the start 
of the rental.
