Main House 3000 sq ft holds 10 to 12 in 5 priv rooms. Could have add'l
2 in one of the five rooms to bring to 12 in main house and/or
add'l 4 in living rm or family rm with additional areo beds queen or
twin. If you want NO one sleeping in the family room or living room..
suggest additional sleeping rooms be added to your groups accommodations. 

Add'l sleeping rms. a few feet from main house can be priv room for 2
or can sleep up to 7. Around 400 sq ft. 

2nd Add'l rm a few feet away from main house sleeps up to 4 in dorm
style twin bunks. Around 300 sq ft. 

3rd Add'l rm attached to main house and rented ONLY when groups are
larger than main house accommodates can handle,  about 650 sq ft can
sleep up to 12 in areo beds (queens or twins) depending on your group
needs,  which make the room multi purpose.

Or in bunkbeds, Use of bunk beds will prevent the room from being a
multi purpose room.
Can be set up to accommodate the needs of each group. 
This room could be used for large meeting or eating, or additional
family room/game room as well. 

As the numbers go up, the discount goes up for the larger group. This
is very affordable for larger groups.

Charges depend on size of group and configuration. Feel free to email
your group budget and size and needs.. We will do what we can to
accommodate.

This makes a great location for a family reunion, gathering for a
family during a wedding, wedding rehearsal dinner, inexpensive place
to elope, spiritual gathering, workshop, graduation, sorority or
faternity group, etc. 

This is a hosted site and the owners unit is at the bottom of the
property.You have exclusive use of the rental area (except when
maintenance might be needed of course). 
The property requires some maintenance and supervision
during the daylight so that tenants do not have to do any hands on
things, but just enjoy the facility.

Hosted property, Ideal for groups, several couples, a large family or
families for vacationing in private seclusion, yet close enough to
everything to easily enjoy all the activities. Mild temperatures thru
summer, clear sunny days. Fireplaces in 2 upstairs balcony rooms Lots
of outside decks and 3 large barbecues, gas or wood, charcoal, your
choice. Tennis/Basketball Court. Visit the Mid State Fair, Spend July
4th week(end) wonderful fire works, Labor Day Weekend. Enjoy as much
hospitality as you like or be in seclusion. Celebrations welcome.
Additional guests for day use celebrations extra and available up to

Full large kitchen w eat in table for 4 and island seating for 2.
Family room has large fireplace insert and loads of wood for cool

including1921 Willy Knight driven by Eliot Ness from the Untouchables
and decorated in theme with 1920's dress up costumes available for
party, photos plus. 

Large Private balcony with private outdoor soaking
tub, tables and chairs for outdoor eating and loungers for sunning
through slider doors from 2 bedrooms. Sleeps up to 8 in three bedrooms
on 2nd floor (3rd bedroom can be priv for two or dorm for two couples)
 w. 2 full baths 1 up and 1 down on queen beds.
 Secret 3rd bedroom on 2nd floor, can have areo bed plus addt'l two
twins or 1 add'l queen areo (when 4 are in
the Secret Room) makes 8 guests possible on 2nd floor. Two /balcony
rooms have
fireplaces. and/or sleep 2 in living room or great room. Queens or

Or rent the main house all five bedrooms up to 10 for $400/mid week or
$500 weekends. A group of 12 can also have six private rooms and when

As the group gets larger and requires more detached sleeping rooms
(only a few steps away from the main house) the discount gets larger
as the group gets larger and much more affordable for larger groups.

weekend and week long rates. We will work with your large group to
secure affordable gathering. 

We book ONLY 1 party at the estate at a time. Make your reservation to
make sure the date you wish is available especially around summer,
