This single-storey air-conditioned villa is newly appointed & fully
furnished to a high standard. There is a 30ft enclosed pool with child
safety fence, complete with poolside furniture, which can be heated if
required. The location is ideal for Orlando's theme parks, as well as
the restaurants & shopping malls on International Drive. The
attractions of Kissimmee are even closer. If golf is your passion,
look no further, this villa is within the highly-acclaimed Highlands
Reserve Golf Course. However, if you just want a peaceful break,
surrounded by all mod cons & creature comforts, lounging in the sun by
a heated pool, then this too is for you & your loved ones. 

General:  air-conditioning, central heating, linen provided, sunbeds,

Kitchen:  all cutlery & crockery, 4 ring stove, clothes dryer, dish
washer, freezer, fridge, grill, hob, microwave, oven, washing machine

Bedrooms: 3 bedrooms , sleeps maximum of 6 people.All bedrooms have
overhead fans, cable TV, closets & chests of drawers. The master
bedroom with queen-sized bed has an en-suite bathroom with corner
bath, double sink, & separate shower cubicle. It also has a walk-in
closet & a bedside alarm-clock-radio. The second bedroom also has a
queen-sized bed, radio/CD player & plenty of storage space. The 3rd
bedroom has 2 single beds, a games console + games & plenty of storage
space.

Bathrooms:  The master bedroom with queen-size bed has an en-suite
bathroom.The 2nd & 3rd bedrooms share a bathroom with over-bath
enclosed shower, toilet & double sink. All bedrooms have ceiling fans
& their own televisions. There are hair driers in both bathrooms.

Entertainment:  audio tape player, DVD, cd, radio, cable, tv, games
console.There is a small 'library' of books, DVD & Cd's. There are
some board & card games & jigsaws.

Notes: The telephone system allows free 'phone calls across the USA &
to Canada. Wireless high-speed internet with protected access is
available. The heated swimming pool is enclosed within a pool screen.
It has a child-protection fence. There is a pool-side table & chairs,
along with 4 loungers. Beach towels are provided. The pool heating
controls are in a locked unit that can only be accessed by our local
agents. An electronic coded key-box avoids delays picking up the keys. 

The following facilities are available at extra cost: The English
local agent can meet your flight at Orlando or Sanford airports,
escort you to the villa, & give you a brief introduction to the villa
& amenities. A welcome pack of basic foodstuffs & drink can be
arranged, as can cot & high-chair hire. Extra cleaning can be arranged
for longer stays. 

Community Details:  Highlands Reserve is an exclusive community on
Highway 27, approx 1.5 miles South from US192. It adjoins a protected
conservation area, set in countryside surrounded by orange groves &
pine trees. The development includes a PGA Championship 18 hole golf
course, a large communal swimming pool, children's' play area & tennis
courts. The Clubhouse features a pro-shop & serves snacks & drinks.
The world-famous theme parks of Disney World, Sea World & Universal
Studios are a short drive away. Kissimmee's restaurants, & attractions
like Old Town & Celebration are even closer. Orlando's Outlet Centres
& Shopping Malls are within easy reach. Florida's Gulf coast beaches &
Cape Canaveral are 1 hour's drive away. Within the immediate vicinity
of Highlands Reserve are a Publix Supermarket, takeaway, hairdressers,
& other shops. 1st National Bank of Polk County and a newly opened
Walmart are a short drive north up the 27. South down the 27 is the
closest junction for the Interstate 4.

Prices per week vary seasonally between £350 to £470 UK pounds, or
$650 to $850 US dollars. 

A refundable security deposit of £100 or $200 is required.
A deposit of £100 or 10% is required to confirm the booking, the
balance to be paid 6 weeks before start date.
Pool heating is an extra £50 or $100 per week.

Payment accepted by cheque, bank transfer or most major credit cards &
Pay Pal (incurring a 4% admin charge for the last two)

20% discounts available for last-minute bookings with less than 3
weeks from start date.
25% discount for stays of 4 weeks or longer.

Items such as high-chairs, cots, push-chairs etc. can be provided free
of charge but require notice to be given.
