Only a half mile to the Nevada Heavenly lifts, our condo has a 
beautiful view of Lake Tahoe, comfy beds, new 660 thread count (100% 
cotton) sheets, and wi-fi high speed internet. Your pet pooch or 
kitty cat is welcome to join the family vacation. Our living room is 
decorated in a country decor with new wood flooring, new comfy 
couches, new 30' wide screen TV, VCR, DVD player, Nintendo 64 and a 
collection of videos, DVD's and books. The kitchen has a new stove, 
microwave, dishwasher, coffeemaker with timer, smoothie maker, waffle 
iron, pots, pans and plenty of plates and silverware. The amazing 
lake view is best seen from the dining room that comfortably seats 6 
as well as 3 additional at the bar area. The master bedroom has a 
king size bed, TV and attached bathroom with large whirlpool tub. The 
second bedroom has a full size bed, and the second bathroom has a 
tub/shower and washer/dryer. Sheets and towels are replaced yearly.

are covered leading to the condo - no icy stairwells in the winter

Lake Tahoe is an amazing place year round to enjoy boating, swimming, 
golf, skiing, horse drawn sleigh rides, jet skiing, snowshoeing, 
hiking, biking. You name it and Tahoe's got it! Skiing: Heavenly's 
Stage Coach Express Lift is one mile from the condo and the Boulder 
lift is only half a mile from the condo, grab the Heavenly shuttle or 
drive yourself and park in the parking lot. Beach: Drive straight 
down the mountain from the condo to reach one of the many public 
beaches at Lake Tahoe. Only 3.5 miles down the mountain, and a short 
distance more to the beach of your choice in either California or 
Nevada! We're closest to Nevada Beach and Zephyr Cove Beach in Nevada 
and Reagan Beach and Connolly Beach in California. The casinos are 4 
miles away and the BlueGo shuttles come right by our condo. In the 
summer, there is a community pool and hot tub. Also the Tahoe Ridge 
Trail is only 1 mile from our condo.

To secure your reservation we require the $200 security deposit and a 
signed rental agreement.  We must have your deposit money before we 
can hold your time frame.  The owners will acknowledge receipt of the 
deposit by signing the rental agreement and providing a receipt for 
the deposit.

60 days before your stay, 50% of the rental amount is due.  The 
balance of the rental fee is payable 30 days in advance of your stay.

The security deposit will be refunded in full within 2 weeks of your 
stay assuming that no damage has been done to the condo.  If you do 
not follow the rental instructions provided on this website and the 
information sheet in the house, you will be subject to forfeiture of 
some or all of your security deposit (i.e. forgetting to lock the 
house, leaving the heat on high, turning the heat off entirely, 
etc.).  

Rental amount is payable either by personal check or with a credit 
card via paypal.

Cleaning Service

A laundry and cleaning service is included at departure.  This 
service is required and covers vacuuming carpets, sweeping and 
mopping floors, cleaning bathrooms, washing towels and sheets and 
cleaning the kitchen.  The cleaning service covers "normal wear".  It 
does not cover excessive or negligent wear.  

Cancellations

Cancellations are fully refundable if cancelled 60 days or more prior 
to the date your rental was to begin.  Cancellations made between 30-
60 days in advance will receive a 50% refund. Cancellations made less 
than 30 days in advance receive no refund. If you cancel and we are 
able to rent the house you will receive a refund for whichever days 
we are able to rent.  There are no refunds due to weather.

Other Rules

If we determine that a pet was in the condo without paying the pet 
fee, the pet fee will be taken out of your security deposit.  

Smoking in the condo is not permitted.  If we determine that you 
smoked in the condo, you will forfeit all of your security deposit.  

Please park in designated parking lot.  Tahoe Village runs snowplows 
to clear the roads, even when it is not snowing.  Do not park in 
front of dumpsters.

Lost keys are subject to a $40 replacement fee.
