Convenience and comfort at First Farm Inn
Two miles off Cincinnati's I-275 beltline, First Farm Inn
offers two bed and breakfast rooms in a historic 1870s farm home.
Our 21 acres are set in Kentucky's rolling hills above the Ohio River
where Indiana, Kentucky and Ohio join.
Relax under the open sky in the hot tub, fish in the pond,
catch a rainbow from the stained glass windows, listen to rain on the
tin roof, meet the alien in the kitchen, warm up beside the
fireplace, or visit with the horses and neighborhood cows and goats.
Trade secrets on the porch swing (a good place for
proposals…), hike the hills, explore the barns, paddle around the
pond or track down the spring that feeds the creek. Rock and read on
the veranda or stretched flat out in the hammock hung between huge
maples in the front yard.
Play the grand piano or sit back and enjoy Dana’s frequent
evening performances. Relax the old fashioned way with a wide
assortment of card and board games or jigsaw puzzles.
A half-hour away, downtown Cincinnati offers all the variety
and excitement of a big city - art museum, professional sports,
botanical gardens, zoo and more. Newport on the Levee dinning and
entertainment district is also a half hour away. Indiana's riverboat
casinos and Perfect North Ski Resort are 10-20 minutes west.
Just down the road on the Kentucky side are historic Dinsmore
Homestead, Big Bone Lick State Park (where the largest collection of
mammoth and mastodon bones were found in the New World in 1740),
Rabbit Hash General Store and more.
Spacious Rooms
First Farm Inn's spacious and attractive rooms have queen-
sized beds with private baths. Baths are accessible from inside the
room. Rooms are furnished with chairs, lamps, dressers, blinds,
oversize cotton bath sheets, quality linens, hairdryers, irons,
ironing boards, ceiling fans, extra pillows, wine glasses, bottle
openers, assortments of scented soaps, shampoos and extras of any
toiletries you many have forgotten. A large video collection is
available for guests’ use. The Treetops room has its own VCR, the
1870s room has access to the one in the family room.
The house is air conditioned, although it is seldom needed
with shade from the huge maples and top-of-the-hill breezes. The
wood stove in the family room has a crackling fire most chilly
evenings.
The downstairs “1870s” room has tall windows overlooking the
neighbor's pasture, a matching antique oak bedroom set that has been
in Jen's family for four generations and quilts made by our great
grandmothers.
The spacious upstairs "Treetops" room, perfect for a family
or girlfriend’s getaway, features a queen bed, day bed and trundle, a
cathedral ceiling and big two-part bath with oversized shower. Shade
from the 200+ year old maples and breezes from the open windows
combined with the spring green color and floral linens give the feel
of sleeping in the treetops. The antique oak bed and oak washstand
were originally owned by Jen's great grandparents whose photos are on
the living room wall.. We've been told the oversized bath in this
room was the site of the first indoor plumbing in the county.

Breakfast
Guests choose from a variety of unusual and creative menus as
well as healthier updates of old favorites served family style. Let
us know if you prefer a special menu - vegetarian. low fat, low
sodium, etc. We usually eat around 9, but adapt to guest preferences
and schedules as much as possible.
Massage Therapy
Make your getaway a real relaxation treat by scheduling a massage in
your room. A licensed massage therapist, will come to your room and
provide 30-minute or full hour massages. A short massage is $45, a
single full hour is $70. Two hour-long massages are $120. A minimum
hour-long commitment is required. Please schedule in advance as much
as possible. People often relax better having massages in the
evening, after dinner, so they don't have to dress and go out again.
Horsemanship Lessons Available
Eight friendly horses of assorted colors and breeds offer noses to
pet and eagerly take carrots and apples from outstretched hands.
During the two-hour horsemanship experience, you’ll learn grooming
basics and help tack up. We help you mount and fit the saddle to you
before heading to the riding arena where we work on becoming the
horse’s leader and communicating when we want stops, starts and
turns. Then we head for the hills, along the ponds and through the
woods to see what kinds of farm animals, birds and wildlife we can
find. The experience ends with removing tack, feeding treats and
bathing or grooming, depending on the weather and the day’s schedule.
Please do not ask to ride if you weigh over 225 pounds or if you are
not physically fit enough to get up on a horse. Anyone who is
fearful may be led on horseback. Riding is physically strenuous and
requires good posture, balance, concentration, thoughtfulness and the
ability to listen.
Even the quietest horses can be unpredictable. By coming to the
farm, you accept responsibility and all liability for your experience
on the ground or riding. Please arrange riding in advance. You may
bring carrots or apples as treats if you'd like. Overnight boarding
is available.

Reservations
Single night midweek prices are $117 and $126. Single night
weekend prices are $126 and $135, plus local and state taxes. That
includes a bountiful breakfast for two and use of the outdoor hot
tub.
Children, friends or pets sharing your room are $18 extra per
night. Well mannered kids and pets have a great time here. It is
not safe to let undisciplined children "run wild" on a farm or in a
house furnished with antiques and art glass. Bringing your child or
pet implies consent to bill your credit card for any damages
discovered after your departure (which is when we find them).
Please call between 8 a.m. and 8 p.m. Checkout time is 11
a.m. Check in is 3-8 p.m. Exceptions made upon request. We don’t
allow indoor smoking. Ashtrays are on the porch, patio & deck.
Please ensure your cigarette butts don’t end up on the ground as they
are not biodegradable.
Our cancellation policy is refunded if rebooked. That means
you share the risk of leaving the room empty if you change your
mind. A booking is a commitment we keep to you, turning away others
who would like to come on that date. Unlike big hotels, we cannot
absorb late cancellations.
