Enjoy this rustic Lake Champlain cottage set on a wooded lot less 
than a 1 minute walk to the lake. The cottage faces west overlooking 
a protected cove lined with rock ledges and beaches. The cottage and 
adjoining trees offer privacy and solitude. Enjoy family gatherings 
or a quite weekend alone with someone special. A tennis court and 
playground is located a short walk away and nature trails abound 
literally a few feet from the cottage. Boaters, jet-skiers, and 
kayakers can anchor just off shore and gain direct access to the 
cottage on foot within a few minutes. Come explore the grandeur of 
Lake Champlain and the nearby Green Mountains and Adirondacks. The 
cottage is cozy and comfortable with a large kitchen, full bathroom, 
pine-sided living/sitting room, and bedrooms fitted with new 
furnishings. One bedroom faces sunny south and the other larger 
patio bedroom faces the lake. Enjoy the scenery, solitude, fresh 
air, fall foliage, or simply escape the city or summer heat.

Lake Champlain is world renowned for its beautiful scenery, gorgeous 
waters, fabulous boating, pristine shorelines, and world-class 
fishing. Within a few miles of the cottage are many smaller lakes, 
ponds, creeks, and rivers not to mention the Green Mountains or 
Adirondacks. Ferrisburg is located in the Champlain Valley with 
direct and immediate access to miles of hiking trails, biking 
routes, small villages, towns, and countryside. Hiker and bikers can 
enjoy any level of trail from beginner to advance. The Appalachian 
Trail and Vermont’s famous Long Trail are nearby. Burlington is 
situated less than 30 minutes away and provides all the creature 
comforts of any modern city to include music, fine restaurants, 
museums, parks, and quality shopping. New York is a short drive or 
ferry boat ride from the cottage. The quaint town of Vergennes is 
located 10 minutes down the road. There you will find nice 
restaurants, groceries, shops, and friendly people.

$650 weekly rate.

Weekend rate available and is for Friday and Saturday night stay 
checking out by noon on Sunday 

Payment is only accepted in the quoted currency unless the currency 
and the amount is specifically agreed in advance with the owner. 
Typically available from mid April through Oct 31 depending on 
weather conditions.
Taxes and cleaning charge not included in rental rate.
Cleaning fee ($50.00) is for normal light cleaning, vacuuming, and 
washing of bedding, any heavy cleaning required to include but not 
limited to cleaning of dishes, utensils, carpets (beyond vacuuming), 
walls, and furniture, will be deducted from your security deposit.
Check in time is 4pm and checkout time is 12pm.
A $100 security deposit is required when full payment is received. 
Deposit will be returned within 1 week after vacating the property 
if no damage is noted or no property is missing.
Renters are solely responsible for any and all damages caused by 
themselves or their guests and all missing owner property.
All reservations require a 50% rental fee deposit with the balance 
due 45 days before arrival.
A $100 reservation change fee will be assessed for any changes made 
to the reservation. 

Refund Policy
If you cancel for any reason AT LEAST 3 months BEFORE your arrival 
date, you will receive a full refund less the 35% rental fee deposit 
paid at booking. If you cancel for any reason less than 3 months 
BEFORE your arrival date you will NOT receive a refund unless the 
property is re-rented. In all cases, your 35% rental fee deposit 
will be retained by the owners.
