zoning and comfort). Kitchen has 2 ovens.  There are 2 hot water 
heaters. Living area is 1000 sq. ft. with a 22 'ceiling ---10 ft. 
ceilings thru out house with a 20 X 20 sq. ft. living area.  There 
is a 22 ft.tall wood burning fireplace. Firewood provided. 

Master bedroom is separate wing while the other 2 bedrooms are 
upstairs. 

Boat House is 1400 sq. ft. with 2 motorized lifts (slips are 20 ft. 
long & 10 ft. wide)  Can ONLY accomodate 2 boats no larger than 20 
ft,  There is a 400 sq. ft. deck for sunning or sitting & wet bar 
with small refrig.for cold beverages and snacks. Lots of chairs and 
some water related toys and/ or floats.  
 

House in 15 years old and has many modern ammenities.  3 CA/CH 
units, 2 hotwater heaters and 2 ovens.  Master Bedroom has large 6 
ft. tub and very large glass shower for 2.  There are french doors 
that open onto a 30ft. X 15 ft. deck that overlooks the lake.  Great 
for entertaining.  There is a large grass yard in back of house and 
a second level patio with furniture for sitting or reading 
a book away from the main house,  An antique swing sits at top of 
hill overlooking the lake for a relaxing nap or quiet swing.  Lots 
of birds --- binoculars included!

The house has 170 feet of lake front with a private beach.  It is 
close to Lakeway and many waterfront resturants and bars.  There are 
grocery stores within 6 miles and plenty of banking and shopping at 
the same area.   Lake Travis is within 2 miles (across RR620)for 
fishing and/or swimming or eating out.  Also boat launching at LCRA 
dam and on Lake Austin. There is a very large community pool and 
tennis courts at no extra charge. 

The house sleeps 6 adults (2 to a room) but can sleep 8 if someone 
is interested in sleeping on the sofa or a futon.  The rate is for 6 
people but can be pro-rated for 8, depending on the parties 
involved.  Children okay.  No smoking, no pets, but arrangements can 
be discussed if small pet is a must. (Pets will require a non-
refundable deposit)
